What affects the price in Mill Green
Our packages start from £150, inc. VAT. What you pay for your roof depends on:
- Roof area
- The height of the building and how the roof can safely be seen
- The package you choose: Basic, Standard or Premium
- Commercial roofs and larger buildings
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.
What we need to know
Some details help us point you to the right survey and price. When you contact us, it’s useful to mention:
- The property’s address and postcode
- Photos of the roof, taken safely from the ground or a window
- Why you want a survey: buying, a leak, a storm or new work
- How the loft is reached, if there is one
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.
Landlord roof survey in Mill Green: what you get
Landlords frequently book us when buying a property to rent out, or after a tenant reports a leak. Others want a regular survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format with photographs and recommendations. Surveys are carried out seven days a week, which can make access easier to arrange. We are frequently asked to look into standing water on a flat roof and cracked or lifting flashings, on converted houses, gutters and downpipes and rented houses.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
If any part of the let or shared roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Surveys for landlords and agents in Mill Green
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which can make access easier.
Practical tips
You do not need to be a roofer to help. Here’s what helps most:
- File each roof report for future reference
- Arrange flat access beforehand
- Deal with urgent items first
- Ask residents to report damp right away
We don’t advise on leases or who should pay. What we provide is an independent record of condition that everyone can refer to.
Keep the roof space accessible so a surveyor can look inside the roof. Stored items over the hatch make checks harder.
What we can’t see
To be straight with you, there are limits to any roof survey:
- The structure in the way a structural engineer would assess it
- Areas behind locked flats or blocked hatches
- Who pays under the lease (that’s a legal question)
If in doubt, call 07833 053749 or email us and we will recommend the right survey before booking. The full list of what we check.
What this survey covers
- Rented houses
- Gutters and downpipes
- Flat roofs on blocks
- Shared roofs
- Blocks of flats
- Converted houses
What we look for on each type of roof
Gutters and downpipes
Gutters are a common source of leaks on blocks. We check gutters, outlets and downpipes as far as can be seen safely.
Flat roofs on blocks and rear additions
Felt flat roofs often last around 15–20 years, so their age matters.
Roofs, chimneys and gutters in Mill Green
Ingatestone Hall, about 1.9 miles south-east, is one of the historic houses in the wider area around Mill Green. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you own a rental within reach of Ingatestone station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building like Ingatestone Infant School, a written record of a large roof helps plan work for the holidays rather than in term time. If your house is among the older ones in the streets near Church of St Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs.
Mill Green is about 5 miles north-west of Billericay, in Essex. Bookings from Mill Green are handled just like any other: a call or an email, a price, then a date. Across Essex, we cover Mill Green. Chelmsford is in our area too.

Mill Green questions
How do I find out if my home in Mill Green is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Do you survey roofs for landlords with property near Ingatestone station?
Yes, letting agents and landlords book with us as well as owners. Just phone 07833 053749 or email us and tell us about the building.
Do you use drones?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
Do you need to get into the loft?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.
Do you survey roofs shared between flats?
Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we are allowed to be, and the report says so.
Will you go up on the roof?
Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.
What happens on the day
We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect an hour or two for a single let house, with blocks of flats taking longer. Somewhere like Mill Green needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.
- You tell us about the building, its roofs and any known leaks.
- We confirm the access we will need.
- The roofs are inspected from ground level, vantage points, the loft space and the roof where safe.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photographs.
Before we arrive
- For a flat or shared roof, check access with the freeholder or managing agent
- Unlock side gates and any roof access doors
- Point out any leaks or damp patches
