Landlord roof survey in Blackmore: what you get

Getting into every part of a building takes planning. We may need to get into the roof space and some or all of the flats and residents will need to be told ahead of time. You or your agent arrange access and we will say what we need as you book. Any part we couldn’t reach is noted in the report. If you’ve noticed mortar falling from ridges and verges and flashings that have come away, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Blackmore, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the let or shared roof, the defects we found and what we recommend.

How the survey changes by roof type

Roof spaces and lofts

Underlay on older roofs can be felt, or missing. We note what we see from inside.

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner and the report helps with that.

Local roofs in Blackmore

In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Blackmore has a long history of building, with Ingatestone Hall about 3.8 miles south-east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For site and facilities teams at buildings such as Blackmore Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Church of St Laurence: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Blackmore is about 5 miles north of Brentwood, in Essex. Anywhere in Blackmore, we can come and survey your property. Our area takes in places right across Essex, from the larger towns to small villages. Chelmsford is in our area too.

FAQs for Blackmore

Does a conservation area affect roof work in Blackmore?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Ingatestone station?

Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or send us an email and let us know about the building, including who will give access on the day.

Do you climb onto every roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

How do I arrange a landlord roof survey in Blackmore?

To arrange a survey, ring 07833 053749 or use the contact form and tell us the address and what you want to find out. We’ll confirm the price and find a day that suits.

How much is a survey?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Signs you need a landlord roof survey in Blackmore

Shared roofs can fall between owners. Each party may assume someone else is dealing with it, so maintenance gets put off. A condition report gives everyone the same starting point.

Most people get in touch when they’ve noticed something like this:

  • Ceiling stains reported by tenants
  • Chimney stacks in poor repair
  • Splits and blisters in flat roof coverings
  • Missing or loose roof coverings

If you let a flat or house near Ingatestone station, a dated record of the roof is useful when planning maintenance across a let.

Choosing a roof surveyor

  • Whether the inside of the roof is included
  • What happens after the report arrives
  • When you’ll get the report
  • Which viewpoints they use to see the roof

What to expect from a roof survey

What affects the cost of landlord roof surveys

Not every roof costs the same to survey, for these reasons:

  • Whether thermal imaging or a drone is needed
  • House, block, shop or office
  • The size of the roof
  • The height of the building and how the roof can safely be seen

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Getting in touch

You don’t need to know any roofing terms. Just tell us:

  • The style of property, from a terrace to a block
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any deadline, such as an exchange date
  • Any marks or damp showing indoors

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or email us.

What we do, step by step

Once we’ve finished looking, we write up our findings as a written report with photographs, sent to you by email. As for time on site, most surveys take roughly 1–2 hours for a single let house, with blocks of flats taking longer. For a village or hamlet like Blackmore, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Tell us about parking before the day
  • Clear the way to the loft hatch

Advice

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Useful tips for Blackmore property owners

You do not need to be a roofer to help. What helps most:

  • Don’t wait for a leak to survey the roof
  • Make sure the loft space can be accessed
  • Give tenants a simple way to report leaks
  • Keep past survey reports with the building’s records

We don’t advise on leases or who should pay. What we provide is an independent record of condition to help those discussions.

Keep gutters and outlets clear, particularly on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.
