Landlord roof survey in Beggar Hill: what you get

Roofs on let houses and blocks of flats are easy to forget until something leaks. A condition survey lets you find problems before they become leaks so work can be planned, not rushed. You get a written report with photos to keep on file for the building. Many clients repeat the survey on a rolling basis to keep maintenance plans current. If you’ve noticed failed flashings at walls and chimneys and mortar falling from ridges and verges, we can find out what’s behind it, on rented houses, shared roofs and gutters and downpipes alike.

Somewhere as small as Beggar Hill, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What you can safely check yourself

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What affects the price in Beggar Hill

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Which survey package you book
  • Extra roofs, like extensions, dormers or garages
  • How big the roof is
  • If the survey needs thermal imaging or a drone

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

What we need to know

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • The style of property, from a terrace to a block
  • Where water is showing inside, if it is
  • When you need the report by
  • Where the property is, with the postcode

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or send us an email.

How the survey works

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes about one to two hours for a house, and longer for a block or a building with several roofs. In a small place like Beggar Hill, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You let us know about the building, its roofs and any known leaks.
  2. We confirm the access we will need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photographs.

Before the survey

  • Unlock side gates and any roof access doors
  • Agree roof access with the managing agent if it is shared
  • Move anything stored under the loft hatch

Arrange a survey

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or use the contact form with the details.

Beggar Hill questions

I let a flat near Ingatestone station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Will you come out to Beggar Hill?

Yes, Beggar Hill is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you survey roofs shared between flats?

Yes. We survey what we can access and see safely. Areas we couldn’t see are noted in the report.

Is this a RICS survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.

Roofs, chimneys and gutters in Beggar Hill

With Ingatestone Hall about 2.2 miles south-east, Beggar Hill sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you own a rental within reach of Ingatestone station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live in an older home near Church of St Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Anglo European School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Tips from our surveys

Most of what helps is simple and safe from the ground. A few suggestions:

  • Ask your managing agent about lease terms
  • Act on high-priority defects quickly
  • Don’t store items over the loft hatch
  • Book gutter clearing at least once a year

If you need to share the findings with leaseholders or a board, the photographs help. We keep the report clear and jargon-light.

Regular roof checks beat waiting for a leak. Many landlords and agents survey their roofs on a rolling basis, alongside yearly gutter clearing.

What happens if roof problems are left?

A contractor’s quote tells you what they propose to do. An independent survey tells you the roof’s condition first so you know what you’re asking contractors to price. Outbuildings and barns around Beggar Hill are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Why us?

  • Satisfaction rate of 98%
  • More than 5,000 surveys completed
