Roof leak investigation in Beggar Hill: what you get

Roof leaks rarely show up where you’d expect. Water often travels along timbers or underlay before it finds a way down, so a ceiling stain is rarely directly below the cause. We follow it back towards where it starts, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Tracing the route first means any work can be aimed at the right place. We’re often asked to look into water coming in around a roof light or dormer and wet patches on loft insulation, across flat roof details, chimney stacks and lead flashings.

For a small place like Beggar Hill, the inspection is the same as anywhere: the journey and access are just planned beforehand. Let us know where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Different roofs, different checks

Lead flashings

Some roofs have mortar where you’d expect lead. Fillets crack and pull away over time, letting rain run behind the joint.

Valleys

Valleys collect water from two roof slopes. Worn or split linings and slipped valley tiles let it under the coverings.

What a roof leak investigation does not cover

It’s a careful look at the leaking roof, not the whole story. The main limits are:

  • Plumbing leaks that look like roof leaks
  • A promise to find every leak on a single visit
  • Carrying out the fix

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before you book. The full list of what we check.

What we check

  • Rooflights and dormers
  • Slate and tile slopes
  • Valleys and parapet gutters
  • The roof space
  • Flat roof details
  • Lead flashings
  • Chimney stacks

Can I check my roof myself?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Why act early in Beggar Hill

Water and electrics don’t mix. If water is reaching a light fitting or switch, keep clear of it. Then the source needs tracing. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Why choose Independent Roof Survey in Beggar Hill

  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

  • Satisfaction rate of 98%
  • Drone and thermal imaging surveys available

What happens on the day

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely. The survey usually takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. Rural addresses near Beggar Hill can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • If it is not your property yet, arrange access through the agent
  • If the roof is shared, arrange access with whoever manages the building

Allow an hour or two for a house, and longer for a large or complex roof. We will give you an idea of timing when booking.

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Don’t climb onto the roof to look
  • Clear the loft hatch so we can get in
  • Don’t touch fittings that water is reaching
  • Photograph the stain each time it appears

Your report arrives by email, with photos of what we found. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Don’t block the vents at the eaves. Air movement keeps condensation down, and condensation is a common false alarm. Check insulation doesn’t block airflow at the eaves.

Leaks and storm damage in Beggar Hill

About 2.2 miles south-east lies Ingatestone Hall, a reminder of how long the area around Beggar Hill has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. In Essex, older buildings are often clay-tiled, many with weatherboarding, and plenty of post-war and modern estates besides. The covering and its details give the first clues when tracing where water is coming from.

For landlords with property near Ingatestone station, a tenant living with a leak needs the cause found, not just the stain painted over. For site and facilities teams at buildings such as Anglo European School, on a building that size, finding the source of a drip means looking well beyond the stain. For an older house near a landmark such as Church of St Mary the Virgin, old mortar, worn lead and slipped slates are the usual suspects when water gets in.
