Why get it checked now?

A small amount of repointing or new flaunching is normally a modest job. Leave it, and frost can work the stack loose and the job gets bigger. Older and listed buildings around Mill Green may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Chimney survey starts from £150, including VAT.

Chimney survey in Mill Green

A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. Where it may be a structural concern, we’ll recommend a structural engineer. We survey shared and party-wall stacks, lead flashings and chimney breasts, and common reasons people get in touch are signs that a stack is leaning and cracked or missing flaunching.

Some older homes in villages like Mill Green are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey works

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about one to two hours at a house, as part of a look at the roof around the stack. Somewhere like Mill Green needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Before the survey

  • Keep pets inside or away from the areas we’re looking at
  • Leave side gates unlocked
  • Let us know where we can park nearby

Before and after the survey

From years of surveys, a few habits stand out:

  • Ask for ventilated caps on redundant stacks
  • Check your stacks from ground level after strong winds
  • Do not use a ladder to reach the stack yourself
  • Find out whether changes to a stack need permission

You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo, so it’s easy to follow.

Look at your chimneys from ground level now and then, particularly after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.

Mill Green questions

Do you cover smaller places like Mill Green?

We do. Villages and rural addresses get the same survey as a town house.

Is my home in Mill Green listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

When does the report arrive?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

What does the report include?

It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

What should I do with a chimney I don’t use?

An unused stack still needs to stay weathertight and ventilated. Capping without airflow can lead to damp. Our survey records its condition and how it’s capped, so you can plan what to do with it.

Honest limits

Before you book, it’s worth knowing what a survey won’t do:

  • Whether a gas appliance or its flue is safe
  • What’s inside the brickwork or behind render, without opening up
  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and doesn’t.

What a chimney survey looks like in Mill Green

Ingatestone Hall, about 1.9 miles south-east, is one of the historic houses in the wider area around Mill Green. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and a good many post-war and modern estates besides. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you let a flat or house near Ingatestone station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If your house is among the older ones in the streets near Church of St Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs. Take a building like Ingatestone Infant School: a written record of a large roof helps plan work for the holidays rather than in term time.

What you can safely check yourself

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Roof by roof

Flaunching

We often find flaunching that has cracked or broken away. It is normally a modest repair when it’s caught early.

Chimney pots and cowls

Damaged pots are a safety concern as well as a leak risk. We record their condition with photographs.
