Landlord roof survey in Lambourne End: what you get
Our landlord and block roof surveys cover Lambourne End and the rest of London and the South East. A visit typically takes about 1–2 hours for a house, and longer for a block or a building with several roofs. We inspect from the ground, vantage points, the roof space and the roof where it’s safe, and by drone where it is applicable. A written report with photos follows. If you’ve noticed leaking joints at party walls and gutters overflowing onto walls, we can find out what’s behind it.
Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Landlord roof surveys in Lambourne End: local notes
Hill Hall, about 3 miles north, is one of the historic houses in the wider area around Lambourne End. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. In Essex, older buildings are often clay-tiled, many with weatherboarding, alongside lots of post-war and newer estates. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.
If you let a flat or house near Chadwell Heath station, a roof report helps you deal with small faults before they turn into a call from a tenant. Trees in and around Chigwell Row Wood shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. If you live in an older home near Parish Church of St Mary and All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Lambourne End is about 3 miles east of Loughton, in Essex. We cover Lambourne End and the rest of Essex. Across Essex, we cover Lambourne End and the places around it. For surveys nearby, see our London page.

What affects the cost of landlord roof surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- Basic, Standard or Premium
- Chimneys, valleys, parapets and other details
- If the survey needs thermal imaging or a drone
- How tall the building is and how easy the roof is to see
A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You will know the exact price before booking.
Getting in touch
These details help when you get in touch:
- Where the property is, with the postcode
- Any stains, drips or damp patches you’ve seen indoors
- Any deadline, such as an exchange date
- What’s prompted the survey
If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or email us.
Checking the roof from ground level
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
Common questions in Lambourne End
Do you cover smaller places like Lambourne End?
Yes. Lambourne End is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
I let a flat near Chadwell Heath station. Can you check the roof?
Yes, rented property is part of what we cover. You can ring 07833 053749 or send us an email with the address and a few details.
Do you climb onto every roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.
Does the report help with maintenance planning?
Yes. It shows what needs attention now and what can be planned for later so you can plan spending. It does not include repair cost estimates but it gives contractors a clear brief.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Can you tell me if my roof has asbestos?
No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
The survey, step by step
We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes between one and two hours at a typical home, though large, tall or awkward roofs take more time. Older roofs in small places like Lambourne End can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You let us know about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photographs.
Before we arrive
- Move anything stored under the loft hatch
- Have keys ready for side gates, garages or roof access doors
- Have any paperwork from past roof work to hand
Booking a survey
If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

Tips from our surveys
A little preparation and a few simple habits help. Our tips:
- Deal with urgent items first
- Keep the loft hatch clear and reachable
- Make leak reporting easy for tenants
- Survey the roof on a regular cycle
The report can feed straight into a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.
Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.
Different roofs, different checks
Party-wall upstands and parapets
Terraced roofs have party-wall upstands between houses. Joints and flashings on these walls can fail.
Gutters and downpipes
Water from failed gutters frequently shows as damp inside. Any problems are photographed.
Landlords, agents and block managers in Lambourne End
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.
With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or email us with the addresses.
