When to book a survey in Abridge

On a shared roof, it’s not always clear who should act. Everyone may think someone else is responsible, so maintenance gets put off. An independent report helps everyone see the facts.

A survey makes sense if you’ve noticed:

  • Blocked gutters over flats
  • Missing or loose roof coverings
  • Damaged party-wall upstands or parapets
  • Damp or stains in top-floor flats

Landlords with a home close to Chingford station may find that the gap between tenancies is a good time to have the roof looked at.

What to check before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether VAT is added on top
  • What follow-up you get after the report
  • Will they check the loft as well as the outside?

What a roof survey includes

Landlord roof survey in Abridge: what you get

Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later based on what can be seen. It does not include repair cost estimates, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can deal with it first and budget for the rest. We survey converted houses, blocks of flats and rented houses, and common reasons people get in touch are loose ridge or hip tiles and missing or loose roof coverings.

In a small place like Abridge, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what isn’t.

When you need someone else

A survey is a careful look at the let or shared roof, but it cannot do everything. Its limits include:

  • Roof areas we weren’t given access to
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

  • Converted houses
  • Blocks of flats
  • Shared roofs
  • Rented houses
  • Gutters and downpipes

How the survey changes by roof type

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Joints and flashings on these walls can fail.

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. Coverings, ridges, hips, valleys and flashings are inspected as far as can be seen safely.

Landlord roof surveys around Abridge

In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Hill Hall, about 2.2 miles north-east, is one of the historic houses in the wider area around Abridge. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like Lambourne Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Holy Trinity Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What happens on the day

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Abridge often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Before we arrive

  • Leave a clear route to the loft
  • If you are buying, let the agent know when we are coming
  • Dig out any old roof reports or invoices

Advice

DIY checks: what’s safe

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Make sure the loft space can be accessed
  • Keep roof surveys on a rolling plan
  • Act on high-priority defects quickly
  • Give residents notice before a survey

Questions about who pays under the lease are for your managing agent or a solicitor. What we provide is an independent record of condition that everyone can refer to.

Keep gutters and outlets clear, particularly on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.

Questions from Abridge

Will you come out to Abridge?

Yes. Abridge is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Can a landlord with a rental near Chingford station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

How much does a landlord roof survey cost in Abridge?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Do you survey roofs shared between flats?

Yes, we survey shared roofs often. Where a neighbouring roof is not part of the access, we can only see it from vantage points, and the report says so.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
