Landlords, agents and block managers in Abridge

Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Landlords and agents in Abridge book surveys as well as householders. The report gives you a dated record of the chimney stack, with photos, which helps you plan work between tenancies.

Chimney survey in Abridge

A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there is safe access. You get a written report with photos and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We survey shared and party-wall stacks, brick chimney stacks and chimney pots and cowls, and the problems we’re asked to look at most are a stack that appears to lean and cracked or missing flaunching.

In a small place like Abridge, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens if roof problems are left?

For a buyer, the best time to learn about a chimney is before exchange. After that, any work is yours to arrange and pay for. A report gives you something specific to put to the seller. Around Abridge, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

Chimney survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and the package you choose.

Take a look at what a roof survey costs or what we found on two real jobs.

The survey, step by step

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. The survey itself takes an hour or two at a house, as part of a look at the roof around the stack. In a small place like Abridge, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. The findings are written up with photos and recommendations and emailed to you.

Before and after the survey

There is plenty you can do without going near the roof. What helps most:

  • Note any damp on chimney breasts and when it appears
  • Ask about consent before removing a chimney on an older property
  • Use the report as a baseline for future checks
  • Never climb onto the roof to look at a chimney

Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

Local roofs in Abridge

With Hill Hall about 2.2 miles north-east, Abridge sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you own a rental within reach of Chingford station, a dated record of the roof is useful when planning maintenance across a let. The streets around a church such as Holy Trinity Church are frequently among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings such as Lambourne Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What you can safely check yourself

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Different roofs, different checks

Lead flashings

Mortar fillets are sometimes used where lead would normally be. They tend to crack, so we check them closely.

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Cracks in it let water into the stack.

Abridge questions

I let a flat near Chingford station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.

Is my home in Abridge listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How quickly is the report sent?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Will you check the chimney is safe to use with a fire?

No. It isn’t a flue, sweep or gas safety inspection. We check the stack, pots, flaunching, pointing and flashings, and damp inside, and we will say if anything suggests the flue needs checking.

Are you structural engineers?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
