How it works

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. Older rural homes like those around Stapleford Abbotts can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

How to prepare

Advice

About our chimney survey in Stapleford Abbotts

A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. We record what we find with photos and recommendations. We survey chimney breasts, flaunching and lead flashings, and common reasons people get in touch are damp on a chimney breast inside and damaged chimney pots and cowls.

Some older homes in villages like Stapleford Abbotts are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

We keep jargon out of it: where something needs attention, it says so plainly.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.

Letting agents can arrange access with tenants. Surveys run on any day of the week, which can make access easier.

Honest limits

In fairness, there are limits to any roof survey:

  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
  • Flue inspections or sweeping
  • Structural calculations for a leaning stack

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. The full list of what we check.

Roof types and parts we check

  • Lead flashings
  • Chimney breasts
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Flaunching
  • Chimney pots and cowls

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • File photos of the stacks with your home records
  • Look at the chimneys with binoculars after a storm
  • Ask for ventilated caps on redundant stacks
  • Never climb onto the roof to look at a chimney

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it is on, as far as we could see.

Check your stacks from the street or garden after a storm. Binoculars help you spot loose pots, missing mortar or lifted flashings.

How the survey changes by roof type

Brick stacks

Many older stacks were built with lime mortar. Repairs should suit the original materials, which we mention where relevant.

Lead flashings

Lead flashings seal the joint between the stack and the roof. The survey looks at whether the lead is tight, sound and well fixed.

Common questions in Stapleford Abbotts

I let a flat near Gidea Park station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Stapleford Abbotts?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Why is my chimney breast damp?

Damp on a chimney breast usually means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped, and record what we find.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Tell us about it as you book and we will explain what’s needed.

Is it a problem to have an unused chimney?

An unused stack still needs to stay weathertight and ventilated. If it’s capped without ventilation, damp can build up inside. Our survey records its condition and how it is capped, so you can decide with a builder what to do.

Do I need to be at home?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.
