About our chimney survey in Redbridge

Many homes have chimneys that are no longer used. Even when it isn’t used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. We are frequently asked to look into unused flues sealed without airflow and a chimney out of line, on chimney pots and cowls, brick chimney stacks and lead flashings.

Older buildings in small places like Redbridge may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

FAQs for Redbridge

Can a landlord with a rental near Chadwell Heath station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

How do I find out if my home in Redbridge is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Why is my chimney breast damp?

Normally it’s water getting in from outside, or condensation in a sealed stack. The survey looks at the stack, the flashings and the capping and records the likely cause.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

How fast do I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Will you fly a drone over my roof?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Surveys for landlords and agents in Redbridge

Letting agents can arrange access with tenants. We survey on any day of the week, which helps when tenants work during the week.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Tell us about it as you book and we’ll plan the survey around it.

Why act early in Redbridge

Cracked flaunching and worn pointing are frequently modest repairs when they’re caught early. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. For an older or listed building in a place like Redbridge, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What we’re asked to look at in Redbridge

Removing a chimney breast inside can leave questions about how the stack is supported. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.

A survey can pick up problems such as:

  • Damaged chimney pots and cowls
  • Cracked or missing flaunching
  • Bricks with flaking faces
  • Eroded joints in the brickwork

Trees in and around Chigwell Row Wood shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Choosing a roof surveyor

  • What the report includes, and whether it has photos
  • Which viewpoints they use to see the roof
  • Is VAT included in the price?
  • Their drone registration, if they fly one

What a roof survey includes

What a chimney survey doesn’t cover

It’s a careful look at the chimney stack, not the whole story. The main limits are:

  • The inside of the flue, which needs a sweep or flue specialist
  • Gas safety checks, which need a Gas Safe registered engineer
  • A structural engineer’s assessment

Roof types and parts we check

  • Shared and party-wall stacks
  • Chimney breasts
  • Chimney pots and cowls
  • Lead flashings
  • Brick chimney stacks
  • Flaunching

The survey, step by step

The aim of the visit is simple: to see as much of the chimney stack as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. In a hamlet or village like Redbridge, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. You get a photo-illustrated written report and our recommendations.

Before the survey

  • Keep pets inside or away from the areas we are looking at
  • Point out any leaks or damp patches
  • If it is not your property yet, arrange access through the agent

Advice

Roofs, chimneys and gutters in Redbridge

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. With Hare Hall about 3.4 miles south-east, Redbridge sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.

If you let a flat or house near Chadwell Heath station, the gap between tenancies is a good time to have the roof looked at. If you look after a building such as Oasis Academy Pinewood, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Different roofs, different checks

Lead flashings

Mortar fillets are sometimes used where lead would usually be. They crack with age, and we check them too.

Brick stacks

Most chimney stacks are built of brick, with mortar joints that wear over time. We check the bricks for spalling and the joints for erosion.
