Storm damage roof reports for Redbridge homes and businesses

Why get it checked now?

Leaving storm damage can let water into the loft space and rooms below. Further water damage can blur what the storm actually did. A roofer should deal with emergency protection quickly. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Storm damage roof reports for homes and businesses in Redbridge

The Financial Ombudsman looks at three things when it considers a storm damage complaint: whether there were storm conditions around the date, whether the damage fits a storm, and whether the storm was the main cause. We record what the roof shows about the damage and its likely cause. You or your insurer can check the weather for the date. Common reasons to book are damaged gutters and fascias and water coming in after the storm, on flat roofs, slate and tile slopes and ridges and hips.

For a small place like Redbridge, the inspection is the same as anywhere: the journey and access are just planned ahead of time. Let us know where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Redbridge roofs and the weather

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside a good many post-war and newer estates. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. About 3.4 miles south-east lies Hare Hall, a reminder of how long the area around Redbridge has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Trees in and around Chigwell Row Wood shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For landlords with property near Chadwell Heath station, a tenant living with a leak needs the cause found, not just the stain painted over. If you look after a building such as Oasis Academy Pinewood, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Different roofs, different checks

Flat roof coverings

Branches and debris can damage flat roofs or block outlets. We record what we find.

Lead flashings

Wind can peel back flashings at abutments and stacks. We record which are loose or damaged.

How it works

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes roughly 1–2 hours at a house, and longer if the damage is spread across a large roof. Rural addresses near Redbridge can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You tell us when the storm was and what damage you’ve seen.
  2. The roof is looked at from the ground, from windows and from the roof space where it is safe.
  3. The damage is recorded with photographs, area by area.
  4. The likely cause is recorded, along with any evidence of older wear.
  5. You get a written report you can pass to your insurer.

How to prepare

  • Point out any leaks or damp patches
  • Let us know about parking near the property
  • Keep pets in another room

Redbridge questions

Is Redbridge within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Do you cover Redbridge?

Yes, Redbridge is within the area we cover. Our area covers London and the South East. Just ring 07833 053749 or email us and let us know about the property.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will my insurer pay out if I get a storm damage report?

The decision is your insurer’s, not ours. Our report records what is damaged, with photos, and the likely cause, for you to give to your insurer.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Tips that help

Over many surveys, some simple habits stand out:

  • Tell your insurer about the damage promptly
  • Keep receipts for any emergency work
  • Hold on to fallen pieces of the roof where you can
  • Keep a note of the date of the storm

For repair costs, ask a roofer to quote. They can use our report to see what needs doing.

Store invoices and reports for any roof work. They help show the roof was in good order before a storm.
