When you need someone else

To be straight with you, there are limits to any roof survey:

  • Roof areas we weren’t given access to
  • Responsibility under a lease
  • Asbestos testing of roof sheets or soffits

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey. The full list of what we check.

What we look at

  • Blocks of flats
  • Shared roofs
  • Rented houses
  • Converted houses

Landlord roof survey in Little Oakley

Shared roofs on blocks, converted houses and terraces raise their own questions. We check the roof from each safe vantage point including the loft and flats where access is arranged. Each part of the roof is recorded with photos giving all parties the same information. Where neighbours share the roof, we can only inspect what we are given access to. We survey rented houses, blocks of flats and gutters and downpipes, and the problems we are asked to look at most are worn ridges, hips and verges and standing water on a flat roof.

In a small place like Little Oakley, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

If any part of the let or shared roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Local roofs in Little Oakley

Little Oakley lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Older buildings in Essex often have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For landlords with property near Harwich International station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like The Harwich School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Little Oakley is about 2 miles south-west of Harwich, in Essex. Houses, flats, blocks and commercial buildings in Little Oakley can all book landlord roof surveys. Our Essex coverage includes Little Oakley. You can also see our page for Chelmsford.

What a survey costs

When we price a survey, we consider:

  • Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets
  • Whether it is a home or a commercial building
  • Extensions, dormers and garages with roofs of their own

Landlord roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.

What we need to know

To price your survey accurately, we will ask about:

  • What kind of property and roof it is
  • The address and postcode of the property
  • The reason for the survey, such as buying, a leak or storm damage
  • Dates you’re working to, such as exchange

Landlord roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or use the contact form to find out.

What we do, step by step

The aim of the visit is simple: to look at the let or shared roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes about 1–2 hours for a house, and longer for a block or a building with several roofs. Older rural homes like those around Little Oakley can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before the survey

  • For a flat or shared roof, check access with the building owner or managing agent
  • Keep pets in another room
  • Have any questions written down, so nothing gets missed

Book a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.

Questions from Little Oakley

I let a flat near Harwich International station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.

Is my home in Little Oakley listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you work in Little Oakley?

Yes. Our area covers London and South East England, Little Oakley included.

Will you fly a drone over my roof?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Does someone need to be in?

That depends on the survey. For inside areas and the loft space, someone has to give us access; we’ll agree the details as you book.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Do you survey roofs shared between flats?

Yes. We inspect the parts we’re given access to, as far as they can safely be seen. Areas we couldn’t see are noted as well as what could.

Landlord and commercial surveys in Little Oakley

Freeholders and residents’ companies use a roof report to plan and budget.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the survey around it.

Why get it checked now?

On a shared roof, disagreements are easier to settle with a clear record. Without one, each party may have a different view of what’s wrong. Older and listed buildings around Little Oakley may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.

What we are asked to look at in Little Oakley

Many blocks and converted houses have several roof types. Each wears differently, and flat roofs over rear additions often need attention sooner.

A survey can pick up problems such as:

  • Damp or stains in top-floor flats
  • Worn ridges, hips and verges
  • Cracked or leaning shared chimneys
  • Flashings that have come away

Take an older house close to St Mary's House: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before booking anyone

  • Whether VAT is added on top
  • What exactly goes into their report
  • What’s outside the scope of the survey
  • Which parts of the roof they’ll actually see
