Need electronic leak detection in Little Oakley?

Electronic leak detection for homes and businesses in Little Oakley

Not every flat roof suits electronic testing. Some membranes conduct electricity themselves, and some build-ups lack the layer the test needs below the membrane. If your roof is not suitable, we’ll tell you at the start. Any details you have about the membrane and build-up help us decide, such as drawings or specifications. It saves a wasted visit. If you’re worried about new roofs to check before paving or planting and damage from equipment installers, we can find out what’s behind it.

Somewhere as small as Little Oakley, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

If any part of the flat roof membrane couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

The survey, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. Cottages and farmhouses around Little Oakley often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. Testing runs across the agreed area.
  4. We mark the breach locations in our records.
  5. You receive the results to pass to your roofer.

Before the survey

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Check we can get to the back of the property
  • Jot down any questions you want answered

Advice

Little Oakley: your questions answered

How do I find out if my home in Little Oakley is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do roofs near the sea, like those around Little Oakley, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. We check the parts we are given access to.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.

How do you choose the testing method?

We choose the method that suits the roof. You’ll know which method we plan to use before we start.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Common roof problems in Little Oakley

Water travels under flat roof membranes. The leak may show some distance from where water gets in, so tracing it by eye is difficult.

Typical things we are asked to look at include:

  • Breaches around outlets and penetrations
  • Stains far from any visible defect
  • Patched roofs that still leak
  • Breaches hidden under paving or planting

If you let a flat or house near Harwich International station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Before you book any roof surveyor

  • Whether the loft is part of the inspection
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether you can ask questions once you have the report

What to expect from a roof survey

Local flat roofs in Little Oakley

Little Oakley is within about 2 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

For an older house near a landmark like St Mary's House, the joins between later flat roofs and the old walls are where problems normally start. If you look after a building like The Harwich School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Little Oakley is about 2 miles south-west of Harwich, in Essex. We cover Little Oakley and the rest of Essex, as part of our work across London and South East England. Little Oakley is one of the places in Essex where we work for electronic leak detection. Chelmsford is in our area too.

Before and after the survey

You don’t need to be a roofer to help. Here’s what helps most:

  • Consider ELD before paving or planting goes on
  • Let us know about the membrane and build-up if you know it
  • Clear flat roof outlets regularly
  • Make sure trades protect the waterproofing

Questions about the results are welcome. We will explain what was found and what it means.

Limit foot traffic on flat roofs. Many breaches come from foot traffic.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Landlord and commercial surveys in Little Oakley

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

Letting agents and landlords in Little Oakley book surveys as well as homeowners. The report gives you a dated record of the flat roof membrane, with photos, useful for planning maintenance.
