How a landlord roof survey works in Withermarsh Green

We check the same things on a let roof as on any other: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs on blocks, extensions and garages are included when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it is safe to see them and the loft where access is safe. Common reasons to book are damaged pots and flaunching and flashings that have come away, on rented houses, blocks of flats and converted houses.

Somewhere as small as Withermarsh Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

What a survey costs

We confirm the price for your survey before you book. This is what makes a difference:

  • Basic, Standard or Premium
  • The size of the roof
  • Commercial roofs and larger buildings
  • The number of roofs, including extensions and garages

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Booking your survey

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • Your timetable, such as an exchange date
  • Anything about access we should know
  • What made you get in touch
  • Any marks or damp showing indoors

If you have photos of the roof, send them over. Take them safely from the ground or a window. To get started, ring 07833 053749 or drop us an email.

Landlord roof surveys in Withermarsh Green: local notes

Older buildings in Essex often have clay tiles and weatherboarding, and plenty of post-war and modern estates besides. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. Historic houses like Castle House, about 4.3 miles south-east, show how far back building in the area around Withermarsh Green goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Around Withermarsh Green, as everywhere, small roof faults are simplest to sort before they let water in.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

FAQs for Withermarsh Green

Do you carry out roof surveys in Withermarsh Green?

We do. Every survey there gets the same written report with photos.

Is my home in Withermarsh Green listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.

Will the survey cover the whole building?

No. Our survey covers the roof, not the whole building. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.

What access do you need for a block roof survey?

It depends on the building. Often we need the loft and certain flats and access is arranged by you or your agent. We tell you what’s needed when you book.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. The loft space can show things the outside cannot, like damp timbers, staining or daylight.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

How the survey works

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. The survey usually takes between one and two hours for a house, or half a day or so for a commercial building. Somewhere as small as Withermarsh Green, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Advice

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

What a landlord roof survey does not cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • A full structural assessment of the building
  • Legal advice on leases or service charges
  • Confirming asbestos in older roof materials

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. What our survey covers.

What we look at

  • Shared roofs
  • Converted houses
  • Rented houses
  • Flat roofs on blocks
  • Gutters and downpipes
  • Blocks of flats

Different roofs, different checks

Party-wall upstands and parapets

A parapet can hide a gutter that’s hard to see. They’re checked where safe access allows.

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. Coverings, ridges, hips, valleys and flashings are inspected where it’s safe to see them.
