What affects the cost of landlord roof surveys

To price your survey, we check:

  • How tall the building is and how easy the roof is to see
  • Whether you choose the Basic, Standard or Premium Survey
  • The use of thermal imaging or a drone
  • The number of roofs, including extensions and garages

To find out what your survey will cost, ring 07833 053749 or email us with the address and a few details. The price is agreed before a date is set.

Helping us price your survey

When you call or email, these details help:

  • Where any leaks, stains or damp patches show inside
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any photos you have, taken from ground level or a window
  • The kind of building and roof involved

Booking is simple: just phone 07833 053749 or send us an email and give us a few details about the property and we will explain which survey suits. The price is agreed up front.

Landlord roof survey in Hawkwell: what you get

A roof over tenants or leaseholders frequently gets attention only when water comes in. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. You get a photo-illustrated written report to keep on file for the building. Many clients repeat the survey on a rolling basis to keep maintenance plans current. We’re often asked to look into leaks into upper flats and splits and blisters in flat roof coverings, across shared roofs, blocks of flats and flat roofs on blocks.

Trees around homes in smaller places like Hawkwell drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put with the most urgent first where relevant.

Different roofs, different checks

Shared chimney stacks

Chimney stacks are often shared between houses or flats. We check pots, flaunching, pointing and flashings as far as can be seen.

Party-wall upstands and parapets

We inspect the parts of a shared roof we can access and note what couldn’t be seen.

Why it is worth a survey now in Hawkwell

A leak in a block rarely stays in one place. Spotting roof defects early helps protect the whole building. In a smaller place like Hawkwell, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Why choose Independent Roof Survey in Hawkwell

  • Weekday and weekend surveys
  • 5,000+ roofs surveyed
  • Covered by professional indemnity and public liability insurance
  • Independent findings on the roof’s condition

See our cost guide or what we found on two real jobs.

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Ask your managing agent about lease terms
  • Keep the loft hatch clear and reachable
  • Give residents notice before a survey
  • Survey the roof on a regular cycle

We don’t advise on leases or who should pay. What we provide is an independent record of condition that everyone can refer to.

Have the roof looked at regularly, not just when it leaks. A survey every few years suits many let and shared buildings with gutters cleared every year.

How it works

After the inspection, everything we found is written up in a report with photos, emailed to you. On timing, most surveys take about one to two hours for a house, and longer for a block or a building with several roofs. In a smaller place like Hawkwell, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

Getting ready for the survey

  • Keep pets inside or away from the areas we’re looking at
  • Move anything stored under the loft hatch
  • Leave side gates unlocked

Advice

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Your questions about landlord roof surveys in Hawkwell

Is my home in Hawkwell listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do roofs near the sea, like those around Hawkwell, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

How long will you be on site?

It normally takes an hour or two at most homes, with bigger or more complicated roofs taking longer. We will give you an idea when booking.

Is a landlord roof survey the same as a full building survey?

No, it focuses on the roof. It isn’t a RICS Level 2 or 3 building survey, and it is not a structural engineer’s report.

Do you cover Hawkwell?

Yes. We survey roofs across London and South East England, Hawkwell included.

Do you look in the loft space?

Normally, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Will you inspect a roof that several owners share?

Yes, shared roofs are a common request. Where a neighbouring roof isn’t part of the access, we can only see it from vantage points, and the report says so.

Landlord roof surveys in Hawkwell: local notes

Hawkwell is within about 5 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Historic houses such as Southchurch Hall, about 4.9 miles south-east, show how far back building in the area around Hawkwell goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

Living close to Magnolia Fields is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If you live in an older home near Emmanuel Parish Church, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building such as Westerings Primary Academy, large buildings have long gutter runs and big roofs that need checking like any other.
