Landlord roof survey in Nayland: what you get
A landlord roof survey shows you the state of a roof in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. You get a written report with photos and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. Typical surveys look at cracked or leaning shared chimneys and failed flashings at walls and chimneys, on flat roofs on blocks, shared roofs and blocks of flats.
Older buildings in small places like Nayland may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
Where we can’t see part of the let or shared roof, the report says so. That way, it is clear what was covered and what wasn’t.

Tips that help
A few practical points come up again and again on our surveys. They apply to most roofs:
- Give residents notice before a survey
- Put urgent roof work at the top of the list
- Keep roof outlets and gutters clear
- Survey the roof on a regular cycle
The report can feed straight into a maintenance plan. You can start with the urgent items and plan the rest over time.
Keep the loft space accessible so the roof can be checked from inside. Clutter around the hatch slows things down.
Nayland questions
Does a conservation area affect roof work in Nayland?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you survey roofs for landlords with property near Bures station?
Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or email us with the details, and we will talk through which survey suits.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.
How long will you be at the property?
It usually takes between one and two hours at most homes, while a commercial roof takes nearer three to four hours. The report follows by email.
Is Nayland in your area?
Yes. We survey roofs in Nayland and the rest of Essex, as part of our work across London and South East England. For a price, ring 07833 053749 or send us an email.
Do you climb onto every roof?
Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.
For landlords and managing agents
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.
If the property is let, the agent or a tenant can let us in. Surveys run on any day of the week, which can make access easier.

What a landlord roof survey does not cover
It helps to know what a survey will not do before booking:
- Asbestos testing of roof sheets or soffits
- The structure in the way a structural engineer would assess it
- Who pays under the lease (that is a legal question)
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.
What we check
- Shared roofs
- Rented houses
- Flat roofs on blocks
- Gutters and downpipes
- Blocks of flats
- Converted houses
What we look for on each type of roof
Party-wall upstands and parapets
On terraces, walls rise between neighbouring roofs. Joints and flashings on these walls can fail.
Shared chimney stacks
Chimneys frequently let water in at the flashings. We note what we can see.
How it works
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes between one and two hours for a house, and longer for a block or a building with several roofs. Cottages and farmhouses around Nayland often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- We agree the roofs to be surveyed and what you need the report for.
- You arrange access to the loft and any flats we need.
- We inspect each roof as far as it can safely be seen.
- We photograph defects and note how urgent they look.
- You get a written report to plan maintenance and budgets.
Before we arrive
- Show us where any leaks or stains appear
- Tell us about parking before the day
- Unlock side gates and any roof access doors
Arrange a survey
Getting a price is simple: just phone 07833 053749 or drop us an email, tell us about the property and we’ll suggest the right survey. We confirm the price before anything is booked.
Advice
What a landlord roof survey looks like in Nayland
In Essex, older buildings are frequently clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.
Take a building like Nayland Primary School: large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Bures station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark such as Church of St James, its chimney, valleys and lead work are likely to be the parts that need attention first.

What happens if roof problems are left?
On a shared roof, disagreements are easier to settle with a clear record. Without one, each party may have a different view of what’s wrong. Outbuildings and barns around Nayland are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
