How a landlord roof survey works in Cock Street

A roof over tenants or leaseholders often gets attention only when water comes in. Surveying the roof first helps you spot defects early so work can be planned, not rushed. The findings come in a written report with photos to keep on file for the building. Many clients repeat the survey on a rolling basis to see how the roof is changing. We survey flat roofs on blocks, shared roofs and gutters and downpipes, and people most often book us about ceiling stains reported by tenants and blocked gutters over flats.

In a village or hamlet like Cock Street, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. In Essex, older buildings are often clay-tiled, many with weatherboarding, and a good many post-war and modern estates besides. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live in an older home near St Matthew's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Cock Street questions

Does a conservation area affect roof work in Cock Street?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Cock Street within the area you cover?

Yes. Cock Street is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

What’s the price of a landlord roof survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Larger buildings are priced to suit. Just call 07833 053749 or use the contact form for a price.

Can we use the survey to plan a roof budget?

Yes, many agents and freeholders use it that way. Surveying again later shows what has changed, which suits a rolling plan.

What if it rains on the day?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Prices for landlord roof surveys in Cock Street

A few things affect what a survey costs:

  • How big the roof is
  • Features like valleys, chimneys, dormers and parapets
  • Height and safe access
  • The number of roofs, including extensions and garages

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Helping us price your survey

You don’t need to know any roofing terms. Just let us know:

  • What’s prompted the survey
  • The property’s address and postcode

  • When you need the report by

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or use the contact form with the address and the days you’d prefer.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.

What happens if roof problems are left?

Defects caught early can frequently be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings, plus urgent call-outs. In a small place like Cock Street, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Signs you need a landlord roof survey in Cock Street

A roof nobody lives directly under can be easy to overlook. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.

Common reasons to book include:

  • Loose ridge or hip tiles
  • Ponding or splits on flat roofs
  • Damp or stains in top-floor flats
  • Gutters overflowing onto walls

Landlords with a home close to Bures station may find that a dated record of the roof is useful when planning maintenance across a let.

Before you book any roof surveyor

  • What follow-up you get after the report
  • Which viewpoints they use to see the roof
  • Whether VAT is in the quoted price

What’s in a roof survey

What we can’t see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • A full structural assessment of the building
  • Roof areas we weren’t given access to
  • Asbestos testing of roof sheets or soffits

If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey. The full list of what we check.

What this survey covers

  • Rented houses
  • Shared roofs
  • Gutters and downpipes
  • Blocks of flats
  • Flat roofs on blocks
  • Converted houses

What we do, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes about one to two hours for a single let house, with blocks of flats taking longer. In a hamlet or village like Cock Street, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First, we confirm the roofs and areas to be surveyed.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

Before we arrive

  • Mention any parking restrictions on your street
  • Keep pets in another room
  • Gather any invoices or paperwork from past roof work
