Roof leak investigation in Cock Street

On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We check both the covering and the room underneath. Leaks under flat extension, garage and dormer roofs are common. An ageing felt roof is a frequent culprit. We survey slate and tile slopes, valleys and parapet gutters and the roof space, and the problems we’re asked to look at most are condensation that looks like a leak and leaks below a flat extension roof.

Being in a small place like Cock Street makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photos of the water coming in, they help as well.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Honest limits

Before booking, it is worth knowing what a survey will not do:

  • Defects hidden under coverings or inside walls without opening up
  • Whether rotten timbers meet design loads
  • Plumbing leaks that look like roof leaks

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. The full list of what we check.

Roof leak investigations around Cock Street

Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you let a flat or house near Bures station, a tenant living with a leak needs the cause found, not just the stain painted over. If you live in an older home near St Matthew's Church, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Cock Street: your questions answered

Is my home in Cock Street listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is Cock Street in the area you cover?

Yes, Cock Street is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Is there anything I need to do ahead of the visit?

Check the loft can be reached. Have any photos of the leak ready, plus details of past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

Will you definitely find the leak?

Not every leak can be pinned down in a single visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. We report what we found and the likeliest sources.

Is thermal imaging part of a leak investigation?

Thermal imaging is used where it is useful, and it’s part of the Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.

Different roofs, different checks

Parapet and box gutters

Hidden gutters run behind parapets or between roofs. A blocked outlet sends water over the lining and into the building.

Slate and tile slopes

A gap in the coverings exposes the underlay. Ageing felt eventually lets water through.

Tips from our surveys

A little preparation and a few simple habits help. Our tips:

  • Check the loft is accessible
  • Do not touch fittings that water is reaching
  • Note the weather when the leak shows
  • Stay off ladders and the roof

Keep the report after the work is done. If water appears again, it shows what was found before, which makes the next step quicker.

Do not block the vents at the eaves. Good airflow reduces condensation, and condensation is a common false alarm. Make sure insulation doesn’t block airflow at the eaves.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes about 1–2 hours at a typical home, and longer for a large or complex roof. Cottages and farmhouses around Cock Street frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You get in touch with details of the leak and any photos.
  2. Inside, we check the damp area and the loft space above it.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.
