- Water coming in around a roof light or dormer
- Leaks that appear only in driving rain
About our roof leak investigation in Nayland
We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. Typical surveys look at ceiling stains that grow after rain and water that shows only in certain storms, on the roof space, chimney stacks and flat roof details.
Being in a small place like Nayland makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. If you have photos of the water coming in, they help as well.
Where we cannot see part of the leaking roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Useful tips for Nayland property owners
A few practical points come up again and again on our surveys. They apply to most roofs:
- Check whether pipes or tanks run near the stain
- Write down the wind direction and rain when it leaks
- Check the loft is accessible
- Take dated photos of the leak
Your report arrives by email. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Keep the loft space ventilated. Good airflow reduces condensation, which is often mistaken for a leak. Check insulation does not block airflow at the eaves.
The survey, step by step
Once we have finished looking, we write up our findings as a written report with photographs, emailed to you. On timing, most surveys take an hour or two for most houses, or half a day or so for a commercial building. In a small place like Nayland, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You get in touch with details of the leak and any photos.
- The visit starts indoors, at the stain and in the loft.
- Outside, we check every likely route in.
- Where it helps, we take moisture readings and use thermal imaging.
- You receive a written report with photos showing the likely source and what needs attention.
Getting ready for the survey
- Keep pets inside or away from the areas we’re looking at
- Clear the way to the loft hatch
- Unlock side gates and any roof access doors

Advice
What we can’t see
It is useful to know what a survey will not do before you book:
- Defects hidden under coverings or inside walls without opening up
- The repair itself (the investigation finds and reports the cause)
- Leaks from plumbing, tanks or pipework rather than the roof
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.

Roof leak investigations around Nayland
Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. The covering and its details give the first clues when tracing where water is coming from. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
Take an older house close to Church of St James: leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. Landlords with a home close to Bures station may find that tracing a leak quickly matters when a tenant is living with it.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
How the survey changes by roof type
Chimney stacks
Water that gets in at the top can show up lower down. Open, unused pots let rain fall down the flue.
Parapet and box gutters
Hidden gutters run behind parapets or between roofs. A blocked outlet sends water over the lining and into the building.
Nayland: your questions answered
Is Nayland within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Do you cover Nayland?
We do. The survey and report are the same in Nayland as anywhere else, and visits run on weekdays and weekends.
How fast do I get the report?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know as you book.
Is thermal imaging part of a leak investigation?
It can, when the conditions are right. The best results come after a sunny day, on a dry roof with little wind. Wet insulation holds heat longer than dry, which can show up on the image. We always check what it shows with moisture readings.
Why is the stain in a different place from the leak?
Water follows the easiest path, not the shortest. On a pitched roof it often runs down a rafter before it finds a way through the ceiling. Following that route is what our investigation does.
Can a leak be traced on a dry day?
Usually, yes. Moisture detection shows where materials are damp even on a dry day. For leaks that only happen in certain storms, we report the most likely routes.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
When to book a survey in Nayland
Chimneys can let water in by several routes. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. It can show up on the chimney breast, nearby ceilings or in the roof space.
Look out for signs like these:
- Leaks below a flat extension roof
- Staining where a gutter or parapet meets the wall
- Damp patches next to the stack
- Water that shows only in certain storms
For site and facilities teams at buildings such as Nayland Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.
