Need a landlord roof survey in Layer Marney?

Landlord roof survey in Layer Marney

Landlords frequently book us when buying a property to rent out, others when a tenant reports a leak or damp. Others want a regular survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photographs and recommendations. Surveys are carried out seven days a week, which can make access easier to arrange. If you’re worried about gaps where tiles or slates have slipped and failed flashings at walls and chimneys, a survey will tell you what’s going on, whatever the roof.

In a small place like Layer Marney, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Checking the roof from ground level

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

The survey, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours for a house, and longer for a block or a building with several roofs. Older roofs in small places like Layer Marney can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

Preparing for the visit

  • Find any records of previous roof work
  • Unlock side gates and any roof access doors
  • For flats, make sure roof access has been agreed

Advice

Honest limits

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • Areas behind locked flats or blocked hatches
  • A full structural assessment of the building
  • The rest of the building, as a RICS Level 2 or 3 survey would

If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey before booking. What our survey covers.

Layer Marney questions

Do you cover smaller places like Layer Marney?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Does a conservation area affect roof work in Layer Marney?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can your report let us know who pays for the roof work?

No, that depends on the lease, so speak to your managing agent or a solicitor. We report on the roof’s condition and what needs attention.

What’s the price of a landlord roof survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Blocks are priced on their size and roofs, so ring 07833 053749 or use the contact form for a price.

Does this replace a RICS building survey?

No. Our survey covers the roof and its parts, not the whole property. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.

Who do you carry out landlord roof surveys for?

Landlords, letting agents, managing agents and freeholders book it, as well as RTM and residents’ management companies. Leaseholders sometimes book it as well.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Signs you need a landlord roof survey in Layer Marney

Many let properties sit under roofs that have seen decades of weather. Nails, battens, flashings and underlay often fail before good slates or tiles so it pays to check how the roof is holding up.

Things that frequently lead to a survey include:

  • Blocked gutters over flats
  • Parapets and upstands in poor repair
  • Loose ridge or hip tiles
  • Standing water on a flat roof

If you own a rental within reach of Marks Tey station, the gap between tenancies is a good time to have the roof looked at.

Questions to ask before booking

  • What they will not be able to tell you
  • Is there a chance to talk the report through?
  • Are they insured for the work?
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What to expect from a roof survey

Layer Marney homes and their roofs

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside a good many post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Layer Marney Tower, about 0.4 miles south, show how far back building in the area around Layer Marney goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as Church of St Mary the Virgin, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Thurstable School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Do not wait for a leak to survey the roof
  • Hold on to old reports to compare later
  • Deal with urgent items first
  • Give tenants a simple way to report leaks

The report comes with photos and written recommendations, prioritised by urgency where relevant. It’s emailed to you ready to pass on to whoever needs it.

Act on urgent items in the report first, and plan the rest. Left alone, minor faults typically get worse.

Different roofs, different checks

Shared chimney stacks

Damp in a chimney breast can start at the top of the stack. We note what we can see.

Flat roofs on blocks and rear additions

Felt flat roofs frequently need replacing after around 15–20 years, so their age matters.
