Storm damage roof reports in Layer Marney

About our storm damage roof report in Layer Marney

The Financial Ombudsman asks three questions when it looks at storm complaints: were there storm conditions on or around the date, is the damage consistent with a storm, and was the storm the main cause. We record what the roof shows about the damage and its likely cause. Weather records for the date are for you or your insurer to check. If you are worried about damaged pots on the stack and lead lifted at abutments, a survey will tell you what’s going on.

For a small place like Layer Marney, the inspection is the same as anywhere: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photos of the water coming in, they help as well.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What happens on the day

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes an hour or two for most houses, though large, tall or awkward roofs take more time. Around Layer Marney, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. The roof is looked at from the ground, from windows and from the roof space where it’s safe.
  3. We photograph and record every area of damage we can see.
  4. We look at whether the damage fits storm damage, older wear or both.
  5. The findings are written up with photographs for you to share with your insurer.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • Make sure pets are kept safely away
  • For a flat or shared roof, check access with the building owner or managing agent

Layer Marney questions

Will you come out to Layer Marney?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Do you cover Layer Marney?

Yes. We cover the whole of London and South East England, and Layer Marney is part of that. Just ring 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.

Does your report mean my claim will be accepted?

The decision is your insurer’s, not ours. Our report records what is damaged, with photos, and the likely cause, which you can pass to your insurer.

How do I book a survey in Layer Marney?

To arrange a survey, phone 07833 053749 or email us and tell us the address and what you need to know. We’ll confirm the price and agree a day with you.

Can I challenge a declined storm claim?

Complain to your insurer first. If you’re still unhappy, you may be able to take it to the Financial Ombudsman Service. Our report gives you an independent record of the roof, but we cannot say how it will turn out.

How should I record storm damage myself?

Safely, from the ground or a window. Don’t use a ladder or go onto the roof. With binoculars, you can see a lot from ground level and we will inspect the rest from safe positions.

Do you climb onto every roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.

Storm damage roof reports around Layer Marney

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Each of these roof types has its own typical places for water to get in. Layer Marney Tower, about 0.4 miles south, is one of the historic houses in the wider area around Layer Marney. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

For landlords with property near Marks Tey station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you live in an older home near Church of St Mary the Virgin, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. Take a building like Thurstable School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

What you can safely check yourself

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Booking your survey

Before you get in touch, it is useful to have:

  • Photos of the roof, taken safely from ground level or a window
  • The style of property, from a terrace to a block
  • Whether there is a loft hatch, a shared roof or tricky access
  • Your timetable, like an exchange date

Practical tips

From years of surveys, a few habits stand out:

  • Do not go onto the roof to take pictures
  • Check your policy for how to report damage
  • Ask a roofer for emergency temporary protection if water is coming in
  • Look at what your policy says about wear and tear

For repair costs, ask a roofer to quote. The report gives them a clear list of the damage.

Keep the roof in good order between storms. Fix slipped slates, loose ridges and lifted flashings when you spot them.
