Different roofs, different checks
Roof spaces and lofts
On blocks, the loft space may be reached through a flat or a communal hatch and you’ll need to arrange it.
Gutters and downpipes
Blocked gutters cause many leaks into top-floor flats. Gutters, outlets and downpipes are inspected as far as can safely be seen.
Landlord roof survey in White Colne
The lease normally decides who is responsible for the roof and who pays. We do not give legal advice on leases but we can give you an independent record of the roof’s condition. It helps owners and managers discuss the next steps from the same facts. You get photos and written recommendations, prioritised by urgency where relevant. We’re often asked to look into leaks into upper flats and leaking joints at party walls, across converted houses, gutters and downpipes and blocks of flats.
In a small place like White Colne, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

What we cannot see
Before you book, it’s worth knowing what a survey won’t do:
- A full structural assessment of the building
- Roof areas we weren’t given access to
- Confirming asbestos in older roof materials
If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey. What our survey covers.

How the survey works
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around White Colne often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We start by agreeing the scope, roof by roof.
- You or your agent arrange access to the loft space and any flats we need to enter.
- The roofs are inspected from the ground, vantage points, the roof space and the roof where it is safe.
- Defects are photographed and their urgency noted.
- The report sets out condition and recommendations to help you plan.
How to prepare
- Make a note of anything you’d like us to look at
- Point out any leaks or damp patches
- Move anything stored under the loft hatch

Advice
Signs you need a landlord roof survey in White Colne
Reports of leaks or damp from tenants often lead to a survey. We check whether the roof or rainwater system is the likely cause from what’s visible.
Most people get in touch after spotting something like this:
- Parapets and upstands in poor repair
- Blocked gutters over flats
- Chimney stacks in poor repair
- Gaps where tiles or slates have slipped
Living close to Colne Valley is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.
Questions to ask before booking
- What’s outside the scope of the survey
- What insurance they carry
- When you’ll get the report
- Will they check the loft as well as the outside?
White Colne homes and their roofs
If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Older buildings in Essex frequently have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you live in an older home near Parish Church of St Andrew, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Chappel & Wakes Colne station may find that a dated record of the roof is useful when planning maintenance across a let.

What happens if roof problems are left?
Tenants can only report what shows inside. A ceiling stain often means water has been coming in for some time. We check the roof, not just the symptoms. Older and listed buildings around White Colne may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Tips from our surveys
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Keep past survey reports with the building’s records
- Deal with urgent items first
- Make leak reporting easy for tenants
- Keep roof surveys on a rolling plan
If you need to share the findings with leaseholders or a board, the photographs help. The report is written in plain language.
Act on urgent items in the report first, and plan the rest. Small roof defects tend to grow.
FAQs for White Colne
Is my home in White Colne listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Will you come out to White Colne?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
Do you test for asbestos?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Is a landlord roof survey the same as a full building survey?
No, it is a roof survey. It is not a RICS Level 2 or 3 survey and doesn’t replace a structural engineer’s report.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
