Before and after the survey

You don’t need to be a roofer to help. Here’s what helps most:

  • Tell tenants when we’re coming
  • File each roof report for future reference
  • Ask residents to report damp right away
  • Make sure the loft space can be accessed

Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Pick the package that suits the building and your timescale.

Regular roof checks beat waiting for a leak. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.

Landlord roof survey in Rose Green

Shared roofs on blocks, converted houses and terraces raise their own questions. We inspect the roof as far as it can be seen safely, including from the roof space and the flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we are given access to. If you’ve noticed ponding or splits on flat roofs and cracked or leaning shared chimneys, a survey will tell you what’s going on, on flat roofs on blocks, blocks of flats and rented houses alike.

Somewhere as small as Rose Green, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Honest limits

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Confirming asbestos in older roof materials
  • A full structural assessment of the building
  • Parts of the roof we cannot safely see or access

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What a survey covers and doesn’t.

What we check

  • Flat roofs on blocks
  • Gutters and downpipes
  • Rented houses
  • Shared roofs
  • Converted houses
  • Blocks of flats

Surveys for landlords and agents in Rose Green

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or use the contact form with the addresses.

Letting agents can arrange access with tenants. Surveys run on any day of the week, which helps when tenants work during the week.

Rose Green questions

I let a flat near Chappel & Wakes Colne station. Can you check the roof?

Yes, rented property is part of what we cover. Just call 07833 053749 or drop us an email and let us know about the building, including who will give access on the day.

Is Rose Green within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Do you survey roofs shared between flats?

Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we’re allowed to be and we will say so.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Is the report suitable for a maintenance plan?

Yes. It shows what needs attention now and what can be planned for later so you can plan spending. Repair costs aren’t included but it gives contractors a clear brief.

What does a roof survey cost?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Roof by roof

Shared chimney stacks

Chimney stacks are often shared between houses or flats. Pots, flaunching, pointing and flashings are looked at from safe vantage points.

Roof spaces and lofts

On blocks, the roof space may be reached through a flat or a communal hatch and you’ll need to arrange it.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

How it works

Once we’ve finished looking, we write up our findings as a photo-illustrated written report, emailed to you. On timing, it typically takes an hour or two at most homes, and more on a big or complicated roof. For a village or hamlet like Rose Green, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We start with what you know about the building and its history.
  2. We confirm the access we’ll need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Preparing for the visit

  • Point out any leaks or damp patches
  • Dig out any old roof reports or invoices
  • Keep pets out of the way during the survey

Local roofs in Rose Green

In Essex, older buildings are frequently clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If you own a rental within reach of Chappel & Wakes Colne station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For site and facilities teams at buildings like Chappel Church of England Controlled Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church like Church of St Barnabas are often among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
