Shelley Landlord Roof Survey
Not sure what state the let or shared roof is in? We carry out landlord roof surveys in Shelley and across Essex, with plain-English findings.
- Gaps where tiles or slates have slipped
- Choked outlets and gutters
- Chimney stacks in poor repair
Useful tips for Shelley property owners
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Make leak reporting easy for tenants
- Give residents notice before a survey
- Ask your managing agent about lease terms
- Put urgent roof work at the top of the list
You receive a report with photographs and recommendations ranked by urgency where relevant. We send it by email so you can share it with owners, agents or contractors.
Keep gutters and outlets clear, especially on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.
Landlord roof survey in Shelley
Shared roofs on blocks, converted houses and terraces raise their own questions. We inspect the roof as far as it can safely be seen including the loft and flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we are given access to. We survey flat roofs on blocks, rented houses and gutters and downpipes, and the problems we are asked to look at most are parapets and upstands in poor repair and worn ridges, hips and verges.
Older buildings in small places like Shelley may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

Common roof problems in Shelley
A roof nobody lives directly under can be easy to overlook. Small defects go unnoticed until water comes through a ceiling and by then more has been damaged.
Things that often lead to a survey include:
- Worn ridges, hips and verges
- Chimney stacks in poor repair
- Blocked gutters over flats
- Cracked or lifting flashings
Anyone responsible for a site like Ongar Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.
Before booking anyone
- When you’ll get the report
- What the report includes, and whether it has photos
- Whether you can ask questions once you have the report
- How long they’ve been surveying roofs
Different roofs, different checks
Gutters and downpipes
Gutters are a common source of leaks on blocks. Gutters, outlets and downpipes are inspected where they can be seen.
Party-wall upstands and parapets
A parapet can hide a gutter that is hard to see. They’re checked where safe access allows.
What affects the price in Shelley
Not every roof costs the same to survey, and it comes down to:
- Extensions, dormers and garages with roofs of their own
- Whether it’s a home or a commercial building
- Features like valleys, chimneys, dormers and parapets
- The size of the roof
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
What we need to know
To price your survey accurately, we will ask about:
- Whether there’s a loft hatch, a shared roof or tricky access
- Any marks or damp showing indoors
- What’s prompted the survey
- Photos of the roof, taken safely from the ground or a window
If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or email us.
How it works
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. Somewhere as small as Shelley, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We start with what you know about the building and its history.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photos.
Before the survey
- Tell us about parking before the day
- Leave side gates unlocked
- Have any paperwork from past roof work to hand

Common questions in Shelley
Do you cover Shelley?
Yes. We survey roofs across London and the South East, and Shelley is part of that. You can ring 07833 053749 or use the contact form with the address and a few details.
Is Shelley within the area you cover?
We do. A small place gets exactly the same survey as a big one.
Does the report help with maintenance planning?
Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. It doesn’t include repair cost estimates but it gives contractors a clear brief.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We check the parts we’re given access to, and the report makes that clear.
How much time does the visit need?
Most visits to a house take about 1–2 hours, with blocks and complex roofs taking longer.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Is this survey just for landlords?
We work for landlords, letting agents, managing agents and freeholders, as well as RTM and residents’ management companies. Leaseholders sometimes book it as well.
Landlord roof surveys around Shelley
Hill Hall, about 4.8 miles south-west, is one of the historic houses in the wider area around Shelley. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and a good many post-war and modern estates besides. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you own one of the older houses in the streets near Church of St Peter, its chimney, valleys and lead work are likely to be the parts that need attention first.

Landmarks near Shelley

Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.
