How a landlord roof survey works in Chipping Ongar
With a shared roof, it is not always clear what’s wrong or where. We inspect the roof as far as it can safely be seen, including from the loft space and the flats where access is arranged. Each part of the roof is recorded with photos giving all parties the same information. We can only inspect the parts of a shared roof we’re allowed to reach. If you’re worried about blocked gutters over flats and mortar falling from ridges and verges, we can find out what’s behind it.
Around Chipping Ongar, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are normally where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.
The report records the let or shared roof as we found it on the day. That makes it useful now and a handy reference later.

What a survey costs
Prices always include VAT. The things that change the price are:
- Height and safe access
- Extensions, dormers and garages with roofs of their own
- The roof’s overall size
- Commercial roofs and larger buildings
Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Helping us price your survey
Here’s what helps us most when you contact us:
- The type of building and roof, like pitched or flat
- The reason for the survey, such as buying, a leak or storm damage
- Photos of the roof, taken safely from the ground or a window
- Where the property is, with the postcode
We survey roofs on weekdays and at weekends. To arrange a day that suits you, ring 07833 053749 or send us an email with the address and the days you’d prefer.
Chipping Ongar: your questions answered
Do you cover smaller places like Chipping Ongar?
Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Do you carry out roof surveys in Chipping Ongar?
Yes, Chipping Ongar is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Is this survey just for landlords?
Anyone who looks after a let or shared building can book it: private landlords, letting and managing agents, freeholders and RTM companies.
Do you use drones?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.
How long will you be on site?
For a single house, expect about 1–2 hours on site, with blocks and complex roofs taking longer.
Will you need to get into tenants’ homes?
We may do. Where the loft or roof can only be reached through a home, we’ll need to go in so please give residents notice.
Will the survey cover the whole building?
No. Our survey covers the roof, not the whole building. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.

Leave it or get it looked at?
An independent report helps when owners need to agree on roof work. Without a survey, it is one opinion against another. Tradespeople may need to travel further to a smaller place like Chipping Ongar, so it’s useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.
Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Chipping Ongar homes and their roofs
In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. About 4.4 miles south-west lies Hill Hall, a reminder of how long the area around Chipping Ongar has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
Take an older house close to United Reformed Church: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building such as Chipping Ongar Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

The survey, step by step
The visit has one job: to see as much of the let or shared roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It usually takes roughly 1–2 hours at most homes, and longer for a large or complex roof. Being in a smaller place like Chipping Ongar does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- We inspect each roof as far as it can be seen safely.
- Every defect is photographed and its urgency noted where relevant.
- A written condition report follows to help you plan.
Preparing for the visit
- Agree roof access with the managing agent if it’s shared
- Point out any leaks or damp patches
- Make sure the loft hatch can be reached

What this survey can’t tell you
It helps to know what a survey won’t do before you book:
- Structural calculations or an engineer’s report
- Parts of the roof we can’t safely see or access
- Legal advice on leases or service charges
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. What our survey covers.
What this survey covers
- Flat roofs on blocks
- Gutters and downpipes
- Blocks of flats
- Rented houses
- Shared roofs
- Converted houses
Different roofs, different checks
Party-wall upstands and parapets
Terraced roofs have party-wall upstands between houses. Joints and flashings on these walls can fail.
Pitched roofs on houses and blocks
Slipped slates on older roofs can point to corroded nails. The report records it.
What you can safely check yourself
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
