Kelvedon Landlord Roof Survey
We take a careful look at the let or shared roof at your property in Kelvedon, with photos and a written report.
- Splits and blisters in flat roof coverings
- Gutters overflowing onto walls
- Parapets and upstands in poor repair
How a landlord roof survey works in Kelvedon
Getting into every part of a building takes planning. The roof space and certain flats may need to be opened up for us and residents will need to be told beforehand. Your agent or you arrange access, and we confirm what we need when you book. Any part we couldn’t reach is noted in the report. If you are worried about gutters overflowing onto walls and worn ridges, hips and verges, we can find out what’s behind it, whatever the roof.
Trees around homes in smaller places like Kelvedon drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Rented homes, blocks and businesses
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
The survey, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours for a single let house, with blocks of flats taking longer. Some parts of a survey depend on the weather, so a visit to Kelvedon is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- We agree which roofs and which parts of the building are included.
- You or your agent arrange access to the loft space and any flats we need to enter.
- Each roof is checked as far as it can be seen safely, including from inside where possible.
- Every defect we find is photographed and given a priority where relevant.
- The report sets out condition and recommendations to help you plan.
How to prepare
- Tell us where we can park nearby
- Dig out any old roof reports or invoices
- If the roof is shared, arrange access with whoever manages the building

Landlord roof surveys in Kelvedon: local notes
Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first. About 4.2 miles east lies Layer Marney Tower, a reminder of how long the area around Kelvedon has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
Take an older house close to Parish Church of St Mary: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Living close to Brockwell Meadows is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
Kelvedon is about 4 miles north-east of Witham, in Essex. In Kelvedon, as across Essex, every roof gets the same careful survey. We cover towns and villages across Essex. For surveys nearby, see our Chelmsford page.
Landlord roof surveys in CO5 work the same way as everywhere else we cover. You’ll find streets such as High Street, Church Road and Station Road, and we cover them all. Common roof problems in Kelvedon
Roofs on let and shared buildings often get less regular attention than owner-occupied homes. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.
These are some of the problems a survey can pick up:
- Gutters overflowing onto walls
- Standing water on a flat roof
- Damaged pots and flaunching
- Damaged party-wall upstands or parapets
Take a building like Kelvedon St Mary's Church of England Primary Academy: large buildings have long gutter runs and big roofs that need checking like any other.
Choosing a roof surveyor
- Is there a chance to talk the report through?
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What insurance they carry
- Whether VAT is in the quoted price
Tips that help
These tips come from what we see on roofs every week, before and after a survey:
- Give residents notice before a survey
- Put urgent roof work at the top of the list
- Keep roof surveys on a rolling plan
- Have gutters and outlets cleared every year
If you need to share the findings with leaseholders or a board, the photos help. We keep the report clear and jargon-light.
Check the loft hatch can be reached and opened so the roof can be checked from inside. Clutter around the hatch slows things down.
Questions from Kelvedon
Do you survey roofs for landlords with property near Kelvedon station?
Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or drop us an email with the details.
Is my home in Kelvedon listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
What if it rains on the day?
Light rain does not typically stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.
How long will you be at the property?
Expect it to take about one to two hours on an ordinary house, and about three to four hours for a commercial roof. You will then get the report by email, on the timescale of your package.
Do you climb onto every roof?
Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.
When you need someone else
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Who pays under the lease (that is a legal question)
- Roof areas we weren’t given access to
- Structural calculations or an engineer’s report
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before you book. The full list of what we check.
