Bedlar's Green Landlord Roof Survey
Roof condition reports for landlords, agents and blocks of flats in Bedlar's Green, with drones and thermal imaging where they help. Get in touch for a price.
- Damaged pots and flaunching
- Damaged party-wall upstands or parapets
- Cracked or lifting flashings
Checking the roof from the ground
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
How a landlord roof survey works in Bedlar's Green
We survey let and shared roofs in Bedlar's Green and across London and South East England. Time on site usually takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. Everything is inspected as far as it can be seen safely including by drone where applicable. You then get a report with photographs. If you’ve noticed damaged party-wall upstands or parapets and ceiling stains reported by tenants, we can find out what’s behind it.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

For landlords and managing agents
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you contact us and we will plan the visit with that in mind.
Bedlar's Green: your questions answered
Will you come out to Bedlar's Green?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Does a conservation area affect roof work in Bedlar's Green?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.
Do you survey roofs shared between flats?
Yes, shared roofs are a common request. Where a neighbouring roof isn’t part of the access, we can only see it from vantage points, and the report says so.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
Do you need access to all the flats?
It depends on the building. We may need the loft space and some or all of the top-floor flats, and you or your agent arrange access. We tell you what’s needed when you book.
What does a block roof survey cost?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Blocks are priced on their size and roofs, so ring 07833 053749 or use the contact form for a price.
Leave it or get it looked at?
Finding a roof defect early normally means a smaller, planned job. Left until it leaks, a roof can damage ceilings and tenants’ belongings and force rushed work. Where a roof is exposed, as many are in small places like Bedlar's Green, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.

How it works
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It usually takes about 1–2 hours for a single let house, with blocks of flats taking longer. Older roofs in small places like Bedlar's Green can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- First, we confirm the roofs and areas to be surveyed.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- Each roof is checked as far as it can be seen safely, including from inside where possible.
- We photograph each defect and note how urgent it looks.
- We send a written report you can use to plan maintenance and budgets.
Before we arrive
- Point out any leaks or damp patches
- Jot down any questions you want answered
- If it isn’t your property yet, arrange access through the agent

What affects the cost of landlord roof surveys

- Dates you are working to, like exchange
- Where any leaks, stains or damp patches show inside

Local roofs in Bedlar's Green
Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Barrington Hall about 2.3 miles south-east, Bedlar's Green sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
If you live in an older home near Church of St Giles, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Bishops Stortford station, a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like Birchwood High School will know that large buildings have long gutter runs and big roofs that need checking like any other.

When you need someone else
Every survey has limits, and it’s better to know them up front. Bear these in mind:
- Structural calculations or an engineer’s report
- Parts of the roof we can’t safely see or access
- Walls, floors and services beyond the roof
