Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Keep the loft hatch clear and reachable
  • Put urgent roof work at the top of the list
  • Keep roof surveys on a rolling plan
  • Check your lease or ask a solicitor about who pays

Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.

Keep gutters and outlets clear, especially on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.

Landlord roof survey in Little Leighs

Getting into every part of a building takes planning. The roof space and certain flats may need to be opened up for us and residents will need to be told in advance. You or your agent arrange access and we’ll say what we need as you book. Any part we couldn’t reach is noted in the report. If you’ve noticed flashings that have come away and missing or loose roof coverings, a survey will tell you what’s going on, on blocks of flats, gutters and downpipes and rented houses alike.

In a small place like Little Leighs, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

If any part of the let or shared roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we cannot see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Parts of the roof we can’t safely see or access
  • Confirming asbestos in older roof materials

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and does not.

What we check

  • Shared roofs
  • Gutters and downpipes
  • Blocks of flats
  • Converted houses
  • Flat roofs on blocks
  • Rented houses

What happens on the day

We don’t take risks to get a closer look. We inspect what can safely be seen, and anything we cannot see is noted in the report. Most visits take an hour or two for a house, and longer for a block or a building with several roofs. Cottages and farmhouses around Little Leighs often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photos.

How to prepare

How we price landlord roof surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Height and safe access
  • The number of roofs, including extensions and garages
  • Roof area
  • The package you choose: Basic, Standard or Premium

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Getting in touch

There is no need for technical words. Just tell us:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Your timetable, such as an exchange date
  • The property’s address and postcode
  • What made you get in touch

Getting a price is simple: just call 07833 053749 or use the contact form and give us a few details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which can make access easier.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Common questions in Little Leighs

Do you survey roofs for landlords with property near Cressing station?

Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or drop us an email and tell us about the building.

Is Little Leighs within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Will you go up on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

Little Leighs homes and their roofs

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside plenty of post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

Take a building like Great Leighs Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near Church of St John the Evangelist, its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Cressing station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
