About our landlord roof survey in Noak Hill

With a shared roof, it’s not always clear what’s wrong or where. We check the roof from every safe viewpoint, including from the roof space and the flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. We can only inspect the parts of a shared roof we are allowed to reach. Typical surveys look at mortar falling from ridges and verges and missing or loose roof coverings, on rented houses, blocks of flats and converted houses.

In a small place like Noak Hill, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

We keep jargon out of it: if work is needed, the report says so clearly.

Landlord roof surveys in Noak Hill: local notes

In Essex, older buildings are often clay-tiled, many with weatherboarding, and plenty of post-war and modern estates besides. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. The wider area around Noak Hill has a long history of building, with Hare Hall about 2.5 miles south-west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as Church of St Thomas are often among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Trees in and around Dagnam Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Noak Hill is about 2 miles north of Harold Wood, in Essex. Surveys in Noak Hill work the same way as everywhere we cover: a careful inspection, photos and a written report. Noak Hill is one of the towns and villages in Essex where we work. Chelmsford is in our area too.

Why get it checked now?

Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. We look at the roof, not just the symptoms. Around Noak Hill, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

  • Over 20 years’ experience

Take a look at what a roof survey costs and two real surveys.

The survey, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Somewhere like Noak Hill needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

How to prepare

Advice

How the survey changes by roof type

Pitched roofs on houses and blocks

Ridges, hips and verges take a lot of weather, so we check them closely.

Gutters and downpipes

Gutters are a common source of leaks on blocks. Gutters, outlets and downpipes are inspected where they can be seen.

Noak Hill: your questions answered

How do I find out if my home in Noak Hill is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you survey roofs for landlords with property near Harold Wood station?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

How long will you be at the property?

That depends on the size and shape of the roof, but most surveys take about 1–2 hours at most homes, and about three to four hours for a commercial roof. The written report follows by email.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you survey roofs shared between flats?

Yes, we survey shared roofs frequently. We can only inspect neighbouring parts from where we’re allowed to be, and the report says so.

What we are asked to look at in Noak Hill

Landlords need to plan spending on a building. Without a recent survey, it is hard to know what the roof needs and how soon.

Things that often lead to a survey include:

  • Choked outlets and gutters
  • Mortar falling from ridges and verges
  • Leaks into upper flats
  • Ponding or splits on flat roofs

If you run a business near The Mercury Mall, a roof report helps plan work around trading rather than after a leak.

Before booking any roof surveyor

  • How soon the report will arrive
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Which viewpoints they use to see the roof
  • Whether VAT is in the quoted price

What’s in a roof survey

Prices for landlord roof surveys in Noak Hill

When we price a survey, we consider:

  • Roof area
  • Height and safe access
  • Features like valleys, chimneys, dormers and parapets
  • Basic, Standard or Premium

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

What to let us know when you contact us

Before you get in touch, it helps to have:

  • Why you want a survey: buying, a leak, a storm or new work
  • Access details, like a loft hatch or a shared roof
  • The style of property, from a terrace to a block
  • The property’s address and postcode

Photos help, if you have them. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or drop us an email.

Checking the roof from the ground

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.
