What this survey cannot tell you

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Parts of the roof we can’t safely see or access
  • A full structural assessment of the building
  • Responsibility under a lease

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and does not.

Landlord roof survey in Stapleford Tawney

Shared roofs on blocks, converted houses and terraces raise their own questions. We check the roof from every safe vantage point including the loft and flats where access is arranged. The report records the condition of each part giving all parties the same information. Where neighbours share the roof, we can only inspect what we’re given access to. If you’re worried about chimney stacks in poor repair and worn ridges, hips and verges, a survey will tell you what’s going on.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. Somewhere as small as Stapleford Tawney, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First, we confirm the roofs and areas to be surveyed.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where it is safe.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Before we arrive

  • Leave a clear route to the loft
  • Show us where any leaks or stains appear
  • Leave side gates unlocked

Advice

Should I look at the roof myself first?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Roofs, chimneys and gutters in Stapleford Tawney

In Essex, older buildings are frequently clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Hill Hall, about 0.9 miles west, is one of the historic houses in the wider area around Stapleford Tawney. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

How the survey changes by roof type

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Their flashings and pointing can let water in.

Flat roofs on blocks and rear additions

Outlets on flat roofs block easily, and standing water follows. They’re checked during the survey.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

Questions from Stapleford Tawney

Do you cover smaller places like Stapleford Tawney?

We do. Villages and rural addresses get the same survey as a town house.

Is Stapleford Tawney in the area you cover?

Yes, Stapleford Tawney is within the area we cover. We survey roofs across London and South East England. Just ring 07833 053749 or send us an email and let us know about the property.

Is this survey just for landlords?

We work for landlords, letting agents, managing agents and freeholders along with residents’ and RTM management companies. Leaseholders sometimes book it as well.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

Will the survey cover the whole building?

No, it focuses on the roof. It is not a RICS Level 2 or 3 building survey and doesn’t replace a structural engineer’s report.

How long will you be on site?

Most visits to a house take about 1–2 hours and larger buildings take longer.

Do you need access to all the flats?

That depends on the layout. We may need the loft space and some or all of the top-floor flats and access is arranged by you or your agent. We will confirm what we need as you book.
