Landlord roof survey in Sand Hill

Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Agents and freeholders frequently want a survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format with photographs and recommendations. We survey on weekdays and at weekends which can help when arranging access with residents. We’re frequently asked to look into gaps where tiles or slates have slipped and damaged party-wall upstands or parapets, across blocks of flats, rented houses and shared roofs.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

When you need someone else

It is a careful look at the let or shared roof, not the whole story. Its limits include:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Parts of the roof we can’t safely see or access
  • Legal advice on leases or service charges

If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey. The full list of what we check.

What we look at

  • Shared roofs
  • Converted houses
  • Blocks of flats
  • Flat roofs on blocks
  • Gutters and downpipes
  • Rented houses

Sand Hill homes and their roofs

Older buildings in Essex often have clay tiles and weatherboarding, and a good many post-war and modern estates besides. Knowing the covering helps explain which parts of a roof are likely to need work first. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

Around Sand Hill, as everywhere, small roof faults are simplest to sort before they let water in.

When to book a survey in Sand Hill

People living in a building seldom see the roof itself. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years, particularly on taller buildings.

Things that often lead to a survey include:

  • Leaking joints at party walls
  • Blocked gutters over flats
  • Failed flashings at walls and chimneys
  • Leaks into upper flats

Take an older house close to Parish Church of St Andrew: old fixings, lead flashings and tall chimneys are typical of older roofs.

Choosing a roof surveyor

  • Whether any drone flown is registered with the CAA
  • What the report includes, and whether it has photos
  • Whether the price includes VAT
  • What happens after the report arrives

What a roof survey includes

What we look for on each type of roof

Flat roofs on blocks and rear additions

Flat roof outlets often clog, and standing water follows. We check them as part of the survey.

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Rural addresses near Sand Hill can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You tell us about the building, its roofs and any known leaks.
  2. We confirm the access we will need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Getting ready for the survey

  • Let us know about parking before the day
  • Buyers: confirm access with the estate agent or seller
  • Have any paperwork from past roof work to hand

Sand Hill questions

Will you come out to Sand Hill?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Do you cover Sand Hill?

Yes. We cover the whole of London and South East England, and Sand Hill is part of that. Just ring 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.

Can you survey in bad weather?

Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.

Which days do you carry out surveys?

We carry out surveys on any day of the week. To find a day that suits you, call 07833 053749 or drop us an email.

How much is a landlord roof survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Blocks are priced on their size and roofs, so call 07833 053749 or send us an email for a price.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Does this replace a RICS building survey?

No. We survey the roof, not the whole building. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Useful tips for Sand Hill property owners

Over many surveys, some simple habits stand out:

  • Book gutter clearing at least once a year
  • Get legal advice on lease responsibilities
  • Don’t wait for a leak to survey the roof
  • Arrange flat access ahead of time

If anything in the report needs explaining, ask us. With the Standard Survey there’s a follow-up consultation, and Premium includes an in-person consultation.

Deal with the high-priority defects quickly and schedule the others. Small roof defects tend to grow.
