Flat roof survey in Sand Hill

A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. That is why we check every detail across the roof, not only the area above the stain, with photos of anything that could be letting water in. A roofer can then start from a clear picture of the problem. If you are worried about loose or cracked edge trims and signs of deflection in the roof deck, we can find out what’s behind it, on EPDM rubber, single-ply membranes and mastic asphalt alike.

Some older homes in villages like Sand Hill are listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible.

Flat roofs in Sand Hill

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and plenty of post-war and modern estates besides. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

Around Sand Hill, as everywhere, small roof faults are simplest to sort before they let water in.

Surveys for landlords and agents in Sand Hill

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer.

How it works

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older rural homes like those around Sand Hill can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from ground level, from windows and from the roof where it’s safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there’s safe access, we look at the ceilings and spaces below for signs of water.
  5. The findings are written up with photos and recommendations and emailed to you.

Before we arrive

  • Agree roof access with the managing agent if it’s shared
  • Leave side gates unlocked
  • Dig out any old roof reports or invoices

When to book a survey in Sand Hill

Flat roofs frequently get walked on for other jobs: cleaning windows, fitting aerials or air conditioning, or clearing gutters. Each visit can damage a covering not made for regular foot traffic. Fixings added through the covering often start leaks too.

It’s worth booking a survey if you’ve seen:

  • Splits, cracks and crazing
  • Outlets that hold water back
  • A sagging deck under the covering
  • Damaged trims at the roof edge

For an older house near a landmark such as Parish Church of St Andrew, flat-roofed rear additions and dormers added over the years are worth checking.

Questions to ask before booking

  • How soon the report will arrive
  • Are they insured for the work?
  • Their drone registration, if they fly one
  • Which parts of the roof they’ll actually see

What a good roof survey covers

What a flat roof survey does not cover

It is useful to know what a survey won’t do before you book:

  • Structural calculations, which need a structural engineer
  • Hidden layers beneath the covering
  • Testing older roof sheets for asbestos

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What we look at

  • EPDM rubber
  • Mastic asphalt
  • GRP fibreglass
  • Felt flat roofs
  • Single-ply membranes
  • Upstands and outlets

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Leave it or get it looked at?

Standing water on a flat roof rarely sorts itself out. It normally points to an outlet, the falls or a sagging deck, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. Older and listed buildings around Sand Hill may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Why us?

  • Covered by professional indemnity and public liability insurance
  • A written report with photos

Common questions in Sand Hill

Is my home in Sand Hill listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Sand Hill within the area you cover?

Yes. Sand Hill is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Will this cover the whole house?

No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and it is not a structural engineer’s report.

How do I arrange a flat roof survey in Sand Hill?

To arrange a survey, phone 07833 053749 or drop us an email and let us know the address and what you’d like to know. We will confirm the price and agree a day with you.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so please call 07833 053749 or drop us an email with the details.

Do you go up onto the roof?

Only where it is safe to do so. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. We don’t walk on fragile rooflights or sheeting.
