Landlord roof surveys near Brantham

What happens if roof problems are left?

Defects caught early can often be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings and force rushed work. Around Brantham, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We will tell you which package suits the questions you have.

Landlord roof survey in Brantham: what you get

A landlord roof survey shows you the state of a roof in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. If you’re worried about ceiling stains reported by tenants and ponding or splits on flat roofs, a survey will tell you what’s going on.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • File each roof report for future reference
  • Keep roof outlets and gutters clear
  • Give residents notice before a survey
  • Ask residents to report damp straight away

You receive a written report with photographs and recommendations ranked by urgency where relevant. We send it by email so you can share it with owners, agents or contractors.

Keep gutters and outlets clear, particularly on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.

Local roofs in Brantham

Brantham lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Landlords with a home close to Manningtree station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Anyone responsible for a site like Brooklands Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near Church of St Michael and All Angels, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What a landlord roof survey does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Roof areas we weren’t given access to
  • Legal advice on leases or service charges
  • Structural calculations or an engineer’s report

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before booking. The full list of what we check.

Roofs we survey in Brantham

  • Gutters and downpipes
  • Converted houses
  • Rented houses
  • Shared roofs
  • Blocks of flats
  • Flat roofs on blocks

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Questions from Brantham

Is my home in Brantham listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does being near the coast affect roofs in Brantham?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows, and Brantham is within about 1 mile of the coast.

Do you use drones?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Do you work in Brantham?

Yes. We survey roofs in Brantham and the rest of Essex, as part of our work across London and South East England. To book, ring 07833 053749 or drop us an email.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Is this survey just for landlords?

Landlords, letting agents, managing agents and freeholders book it, as well as RTM and residents’ management companies. Leaseholders sometimes book it as well.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Let us know about it when you book and we will plan the survey around it.

How it works

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes an hour or two at a typical home, and longer for a large or complex roof. Around Brantham, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Preparing for the visit

  • Check the loft hatch can be reached
  • Let us know about parking near the property
  • If the roof is shared, arrange access with whoever manages the building
