Roofs, chimneys and gutters in Norwood End
Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Older buildings in Essex often have clay tiles and weatherboarding, alongside lots of post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
The streets around a church like Church of St Nicholas are often among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

About our landlord roof survey in Norwood End
Landlords often book us when buying a property to rent out, or after a tenant reports a leak. Others want a regular survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photographs and recommendations. Surveys are carried out seven days a week, which can make access easier to arrange. If you’ve noticed leaks into upper flats and failed flashings at walls and chimneys, a survey will tell you what’s going on.
In a village or hamlet like Norwood End, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What happens on the day
We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes between one and two hours at a typical home, though large, tall or awkward roofs take more time. Cottages and farmhouses around Norwood End often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- First, we confirm the scope and the purpose of the report.
- Access to flats and the roof space is arranged by you or your agent.
- Each roof is checked from safe vantage points and inside where possible.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.
Getting ready for the survey
- Note where any stains or damp appear
- Unlock side gates and any roof access doors

When you need someone else
No survey can tell you everything, and it is better to know them up front. Keep these in mind:
- Who pays under the lease (that’s a legal question)
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- Walls, floors and services beyond the roof
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before booking. What our survey covers.
Roof types and parts we check
- Flat roofs on blocks
- Shared roofs
- Converted houses
- Rented houses
- Gutters and downpipes
- Blocks of flats
Can I check my roof myself?
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
How the survey changes by roof type
Shared chimney stacks
Chimney stacks are frequently shared between houses or flats. We check pots, flaunching, pointing and flashings as far as can be seen.
Party-wall upstands and parapets
Terraced roofs have party-wall upstands between houses. Joints and flashings on these walls can fail.
Questions from Norwood End
Is Norwood End in the area you cover?
We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Do you cover smaller places like Norwood End?
Yes. Norwood End is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.
Does the report help with maintenance planning?
Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. Repair costs are not included but it gives contractors a clear brief.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.
Will the survey cover the whole building?
No. We survey the roof and its parts, not the whole property. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.
What’s the price of a landlord roof survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Larger buildings are priced to suit. Just phone 07833 053749 or send us an email for a price.
Is this survey just for landlords?
Landlords, letting agents, managing agents and freeholders book it, as well as RTM and residents’ management companies. Owners in a shared building book it too.
For landlords and managing agents
We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the let or shared roof, with photographs.
Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it as you book and we’ll plan the visit with that in mind.
What we’re asked to look at in Norwood End
Many let properties sit under roofs that have seen decades of weather. Nails, battens, flashings and underlay frequently fail before good slates or tiles so it pays to check how the roof is holding up.
People typically book a survey when they’ve noticed one of these:
- Loose ridge or hip tiles
- Blocked gutters over flats
- Damp or stains in top-floor flats
- Cracked or lifting flashings
Take a building like The Ongar Academy: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
