What happens if roof problems are left?

It helps to get a record soon after the storm, while the damage is fresh. Later weather and temporary repairs can make it harder to see what happened. Where a roof is exposed, as many are in small places like Ugley, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.

Storm damage roof report in Ugley

The Financial Ombudsman looks at three things when it considers a storm damage complaint: whether there were storm conditions around the date, whether the damage fits a storm, and whether the storm was the main cause. Our report focuses on the second and third points. Weather records for the date are for you or your insurer to check. We survey ridges and hips, slate and tile slopes and flat roofs, and people most often book us about slates and tiles blown off the roof and new damp or leaks inside.

In a village or hamlet like Ugley, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. We check whatever is safely visible and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What happens on the day

Once we have finished looking, we write up our findings as a photo-illustrated written report, sent to you by email. As for time on site, it usually takes between one and two hours for most homes, depending on how much of the roof was hit. In a hamlet or village like Ugley, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with what you’ve seen and any temporary repairs.
  2. We check inside, including the loft where there’s access, for water damage.
  3. The roof is inspected from the ground, windows and the roof where it’s safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. You receive the written report with photos.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Tell us about any leaks, stains or damp patches you know of
  • Make a note of anything you’d like us to look at

How to book

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or email us to find out.

Advice

Leaks and storm damage in Ugley

About 4.6 miles east lies Horham Hall, a reminder of how long the area around Ugley has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Different coverings let water in at different points, which shapes where the search starts.

For an older house near a landmark such as Church of St Peter, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

How we price storm damage roof reports

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • The package you choose: Basic, Standard or Premium
  • The use of thermal imaging or a drone
  • The roof’s overall size
  • Height and safe access

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We’ll tell you which package suits the questions you have.

Getting in touch

You do not need to know any roofing terms. It is enough to let us know:

  • The address and postcode of the property
  • Any marks or damp showing indoors
  • How the loft is reached, if there is one
  • Pictures of the roof from a safe spot, if you have them

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or send us an email.

Ugley: your questions answered

Is my home in Ugley listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Ugley in the area you cover?

Yes, Ugley is within the area we cover. We work right across London and the South East. Just phone 07833 053749 or send us an email and tell us about the property, and we will talk through which survey suits.

Does your report mean my claim will be accepted?

We cannot say whether a claim will be paid. The decision rests with your insurer and its policy. Our report gives you an independent record of the damage and its likely cause.

Is wear and tear covered by insurance?

Insurers typically exclude wear and tear. We describe what looks like fresh storm damage and what looks older. Your insurer decides the claim.

Will you check the loft?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

What if my insurer declines the claim?

Complain to your insurer first. If you are still unhappy, you may be able to take it to the Financial Ombudsman Service. Our report gives you an independent record of the roof, but we can’t say how it will turn out.

Is there a set wind speed for storm damage?

It depends on your policy. Many policies treat gusts of about 55 mph as storm conditions, but it varies. Your policy document will say.

How the survey changes by roof type

Flat roof coverings

On flat roofs, storms can lift edges and tear membranes. We record any damage and where it is.

Lead flashings

Old flashings that were already loose can give way in a storm. We record what looks recent and what looks older.

Common roof problems in Ugley

Strong winds lift loose or poorly fixed slates and tiles, ridge pieces and flashings. Rain can then blow in where slates or tiles have gone. People normally call us after a storm, once they’ve noticed damage or a leak.

A survey makes sense if you’ve noticed:

  • Cowls or aerials dislodged in the wind
  • Lead lifted at abutments
  • Damaged ridges and hips
  • Damaged flat roof membrane

If you own a rental within reach of Elsenham station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Questions to ask before you book

  • Are they insured for the work?
  • What happens after the report arrives
  • What’s outside the scope of the survey
  • Whether you get a written report with photos

What a good roof survey covers

What we can’t see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • What your policy covers, which depends on its wording
  • The outcome of a claim
  • What’s beneath slates, tiles or membranes

If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey before booking. What our survey covers.
