How the survey changes by roof type

Chimney stacks

Older stacks with worn pointing or cracked flaunching are more likely to suffer. We record both the storm damage and the older wear.

Clay and concrete tiles

Broken or missing tiles leave the underlay exposed to rain. Each gap is recorded with a photo.

Storm damage roof report in Coggeshall Hamlet: what you get

Wear and tear is normally excluded from home insurance. So it matters whether the damage came from the storm or from a roof that was already worn. We note signs of each: recent damage alongside any older defects, like nail fatigue on slates or eroded pointing. We describe what we see, whichever way it points. Your insurer then decides how its policy applies. We survey slate and tile slopes, flat roofs and ridges and hips, and the problems we are asked to look at most are damaged flat roof membrane and damaged pots on the stack.

Being in a small place like Coggeshall Hamlet makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Leaks and storm damage in Coggeshall Hamlet

Older buildings in Essex often have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. Each of these roof types has its own typical places for water to get in. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

If you let a flat or house near Kelvedon station, a tenant living with a leak needs the cause found, not just the stain painted over. If you live in an older home near Church of St Nicholas, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Coggeshall Hamlet is about 5 miles north-east of Witham, in Essex. From houses to flats and shops in Coggeshall Hamlet, we can survey the roof on a weekday or at the weekend. Our area takes in places right across Essex. You can also see our page for Chelmsford.

Questions from Coggeshall Hamlet

Is my home in Coggeshall Hamlet listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Will you come out to Coggeshall Hamlet?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

How are storm damage reports priced?

A storm damage report starts from £150. Larger roofs are quoted for their size. Repair costs are not part of the report.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

What if my insurer declines the claim?

The first step is a complaint to your insurer. If you are still unhappy, you may be able to take it to the Financial Ombudsman Service. Our report gives you an independent record of the roof, but we can’t say how it will turn out.

Will you walk on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

What’s the best way to book?

The quickest way is to ring 07833 053749 or send us an email. Let us know the address and a little about the roof, and we’ll take it from there. We survey on weekdays and at weekends.

What a storm damage roof report does not cover

To be straight with you, there are limits to any roof survey:

  • Damage hidden under coverings or inside the structure, without opening up
  • Your insurer’s view of the claim
  • The outcome of a claim

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey. What a survey covers and doesn’t.

Roof types and parts we check

  • Chimney stacks
  • Ridges and hips
  • Flat roofs
  • Gutters and fascias
  • Flashings
  • Slate and tile slopes

How it works

After the inspection, everything we found is written up in a report with photographs. On timing, most surveys take roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. Rural addresses near Coggeshall Hamlet can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First we go through when the storm hit and what you’ve noticed.
  2. We look at the roof from wherever it is safe.
  3. We record and photograph the damage.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. We send you the report by email for your insurer.

Getting ready for the survey

  • Tell us about any leaks, stains or damp patches you know of

How to book

We survey roofs on any day of the week. To arrange a day that suits you, ring 07833 053749 or use the contact form.

Advice

Signs you need a storm damage roof report in Coggeshall Hamlet

Insurers often want evidence of what has been damaged and why. An independent report gives you a clear record to send. The decision still rests with the insurer.

It’s worth booking a survey if you’ve seen:

  • Damaged pots on the stack
  • Lead lifted at abutments
  • Damaged gutters and fascias
  • Damaged ridges and hips

Anyone responsible for a site like Honywood Community Science School will know that on a building that size, finding the source of a drip means looking well beyond the stain.

What to check before booking

  • Are they insured for the work?
  • Whether you can ask questions once you have the report
  • Whether VAT is added on top
  • Their drone registration, if they fly one

What’s in a roof survey

Prices for storm damage roof reports in Coggeshall Hamlet

The price reflects the time and kit the roof needs. That comes down to:

  • Chimneys, valleys, parapets and other details
  • Whether it’s a home or a commercial building
  • The size of the roof
  • Which survey package you book

Every price we give includes VAT, and the report is not charged as an extra. Storm damage roof report starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

If you can, have these to hand when you contact us:

  • Your postcode, so we can check access and travel
  • What’s prompted the survey
  • Where water is showing inside, if it is
  • Any deadline, such as an exchange date

We confirm the price for the job before booking, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, call 07833 053749 or send us an email.

Can I check my roof myself?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
