About our storm damage roof report in Rayne

The Financial Ombudsman asks three questions when it looks at storm complaints: whether there were storm conditions around the date, whether the damage fits a storm, and whether the storm was the main cause. We record what the roof shows about the damage and its likely cause. Weather records for the date are for you or your insurer to check. Typical surveys look at stains appearing after strong winds and flashings pulled away from walls or stacks, across slate and tile slopes, gutters and fascias and flashings.

In a village or hamlet like Rayne, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, particularly to an insurer. We look at what can be seen safely and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What you can safely check yourself

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

How we price storm damage roof reports

Several things affect the price of a survey:

  • House, block, shop or office
  • How many separate roofs there are, such as extensions, dormers and garages
  • The roof’s overall size
  • Whether you choose the Basic, Standard or Premium Survey

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

What to tell us when you get in touch

A few details help us point you to the right survey and price. When you contact us, it’s useful to mention:

  • Your postcode, so we can check access and travel
  • Any stains, drips or damp patches you’ve seen indoors
  • Access details, such as a loft hatch or a shared roof
  • Dates you’re working to, such as exchange

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or use the contact form when you’re ready.

Tips that help

These tips come from what we see on roofs every week:

  • Keep any slates, tiles or debris that fall, if it’s safe to do so
  • Check your policy for how to report damage
  • Get a roofer to make the roof safe if needed
  • Keep receipts for any emergency work

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Keep records of roof work and surveys. They can help show the roof was looked after.

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take roughly 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Rural addresses near Rayne can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with the details: when the storm hit and what damage you can see.
  2. We view the roof from wherever it can safely be seen, including the loft where there is access.
  3. We photograph and record every area of damage we can see.
  4. We check whether the damage fits storm damage, older wear or both.
  5. The findings are written up with photos for you to share with your insurer.

Yes. We work right across London and South East England, and Rayne is part of that. You can phone 07833 053749 or email us with the address and a few details, and we will talk through which survey suits.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Expect it to take about one to two hours at a house, and longer if the damage is spread across a large roof. The written report follows by email.

Does your report mean my claim will be accepted?

We cannot say whether a claim will be paid. Insurers decide claims on their own policy wording. What we provide is an independent record of the damage.

Are you loss adjusters?

No. Our report is an independent record for you to use. The insurer may send a loss adjuster of its own.

Why act early in Rayne

Before temporary repairs, photograph the damage from ground level if it’s safe. That keeps a record of how it looked. Older cottages and farmhouses around Rayne can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

How the survey changes by roof type

Clay and concrete tiles

Strong gusts can lift and break tiles. The report shows each damaged area.

Chimney stacks

Pots, cowls and aerials on chimneys can be damaged or dislodged in a storm. We record any damage we can see.

Leaks and storm damage in Rayne

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. The covering and its details give the first clues when tracing where water is coming from.

If you live in an older home near Church of All Saints, water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you own a rental within reach of Braintree station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Living close to Cuckoo Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Rayne is about 2 miles west of Braintree, in Essex. In Rayne, as across Essex, every roof gets the same careful survey. We cover towns and villages across Essex, large and small. There is also a page for Chelmsford.
