Storm damage roof reports for Littlebury homes and businesses

Storm damage roof reports for homes and businesses in Littlebury

High winds normally affect the parts of a roof that are already exposed or loose. Typical damage includes lost slates and tiles, lifted ridges, loose flashings and torn flat roof coverings. Falling branches can cause damage too. Our report records what has happened to your roof, with photos. Any older wear we can see is recorded as well. We are often asked to look into slipped or missing slates or tiles and new damp or leaks inside, across gutters and fascias, chimney stacks and ridges and hips.

Somewhere as small as Littlebury, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. We check what can be seen safely and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What we do, step by step

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. Somewhere like Littlebury needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First we go through when the storm hit and what you’ve noticed.
  2. We look at the roof from wherever it is safe.
  3. Each area of damage is photographed and described.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. We send you the report by email for your insurer.

Lead flashings

Flashings with older defects often fail in high winds. We record what looks recent and what looks older.

Clay and concrete tiles

Strong gusts can lift and break tiles. The report shows each damaged area.

Leaks and storm damage in Littlebury

Historic houses like Audley End House, about 1.1 miles south-east, show how far back building in the area around Littlebury goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. The covering and its details give the first clues when tracing where water is coming from.

If you let a flat or house near Great Chesterford station, a tenant living with a leak needs the cause found, not just the stain painted over. If you live in an older home near Church of the Holy Trinity, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you look after a building like Saffron Walden County High School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Littlebury is about 2 miles north-west of Saffron Walden, in Essex. From houses to flats and shops in Littlebury, the roof can be surveyed on a weekday or at the weekend. Across Essex, we cover Littlebury. We also survey roofs in Chelmsford.

Practical tips

Most of what helps is simple and safe from ground level. Our suggestions:

  • Take photos of stains and damp inside
  • Ask a roofer for emergency temporary protection if water is coming in
  • Keep invoices for temporary repairs
  • Photograph the damage safely from below

For repair costs, ask a roofer to quote. The report gives them a clear list of the damage.

Clear gutters and outlets before the stormy months. Overflowing gutters can make storm damage worse.

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

What a storm damage roof report doesn’t cover

Some things cannot be seen without opening up the roof, and that sets some limits:

  • A decision on your insurance claim
  • How your policy defines a storm
  • Negotiating a claim settlement

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. What our survey covers.

Your questions about storm damage roof reports in Littlebury

Do you carry out roof surveys in Littlebury?

Yes, Littlebury is one of the places we work. Every survey there gets the same written report with photographs.

Does a conservation area affect roof work in Littlebury?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

How long does the survey take?

It usually takes about 1–2 hours at most homes, though large, tall or awkward roofs take more time. We’ll confirm the timing when you book.

My storm claim was turned down. What now?

Complain to your insurer first. After that, the Financial Ombudsman Service may be able to look at it. Our report gives you an independent record of the roof, though we cannot predict the outcome.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
