Chimney surveys for Hadleigh homes and businesses

Chimney survey in Hadleigh: what you get

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. Everything is written up with photos and our recommendations. We survey chimney pots and cowls, chimney breasts and lead flashings, and common reasons people get in touch are mortar washing out of the joints and frost-damaged brickwork on the stack.

Around Hadleigh, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

Questions from Hadleigh

Does a conservation area affect roof work in Hadleigh?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does being near the coast affect roofs in Hadleigh?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

What happens next?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Do you cover Hadleigh for chimney surveys?

Yes. Our area covers London and South East England, and that includes Hadleigh.

What does a roof survey cost?

Chimney survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Is it a problem to have an unused chimney?

There is no single answer. The survey shows its condition and how it’s been capped. If you are thinking of removing it, check with the council first in a conservation area or on a listed building.

Will you walk on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

What we cannot see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Whether a stack needs rebuilding on structural grounds
  • Gas safety checks, which need a Gas Safe registered engineer
  • Conditions inside walls

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before you book. What a survey covers and does not.

What this survey covers

  • Shared and party-wall stacks
  • Brick chimney stacks
  • Chimney breasts
  • Lead flashings
  • Flaunching
  • Chimney pots and cowls

Checking the roof from ground level

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The number of roofs, including extensions and garages
  • Basic, Standard or Premium
  • Any need for thermal images or a drone flight
  • Whether it is a home or a commercial building

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.

Booking your survey

There’s no need for technical words. Just tell us:

  • Pictures of the roof from a safe spot, if you have them
  • What made you get in touch
  • Dates you are working to, such as exchange
  • Where water is showing inside, if it is

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or email us with the details.

The survey, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes about 1–2 hours for most homes, a little longer where there are several stacks. In a smaller place like Hadleigh, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Before we arrive

  • Clear the way to the loft hatch
  • If you are buying, let the agent know when we’re coming
  • Unlock side gates and any roof access doors

How to book

We survey roofs on any day of the week. To arrange a day that suits you, phone 07833 053749 or use the contact form with the address and the days you’d prefer.

Advice

Hadleigh homes and their roofs

The coast is about 2 miles or less from Hadleigh, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If you live near a park like Hadleigh Farm, or anywhere with mature trees, autumn leaves can block gutters and valleys. If you let a flat or house near Leigh-on-Sea station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Signs you need a chimney survey in Hadleigh

A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People usually call us when they notice damp or a problem with the stack, or before a purchase.

Look out for signs like these:

  • Pots or cowls that look unsafe
  • Eroded joints in the brickwork
  • Flaunching that has broken away
  • Unused flues sealed without airflow

Anyone responsible for a site like Hadleigh Junior School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • Whether the inside of the roof is included
  • What the survey won’t cover
  • Is VAT included in the price?
