Thermal roof surveys in Little Wakering

Roof by roof

GRP fibreglass roofs

GRP surfaces can be shiny, which affects thermal readings. We take that into account and check findings with moisture readings.

Loft insulation

The difference is clearest when the home is heated and it is cold out. Our report notes how the conditions affected the images.

Thermal roof survey in Little Wakering

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera doesn’t see water itself, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. We’re frequently asked to look into damp where roofs meet walls and chimneys and stains that keep coming back, across pitched roof slopes, commercial roofs and ceilings below the roof.

In a small place like Little Wakering, open ground can mean strong wind. A small drone cannot fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

The survey, step by step

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. Somewhere like Little Wakering needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

Surveys for landlords and agents in Little Wakering

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.

Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.

What we can’t see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A formal energy assessment
  • What’s inside walls or under coverings, without opening up
  • Proving moisture from the images alone

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What a survey covers and does not.

What we check

  • Pitched roof slopes
  • Commercial roofs
  • Ceilings below the roof
  • Loft conversions
  • Flat roofs
  • Insulated roof spaces

What affects the cost of thermal roof surveys

When we price a survey, we consider:

  • The size of the roof
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Basic, Standard or Premium
  • The height of the building and how the roof can be seen safely

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What to tell us when you get in touch

To price your survey accurately, we’ll ask about:

  • The kind of building and roof involved
  • Pictures of the roof from a safe spot, if you have them
  • Your timetable, like an exchange date
  • Why you want a survey: buying, a leak, a storm or new work

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you’re ready.

What a thermal roof survey looks like in Little Wakering

Little Wakering is within about 2 miles of the coast. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Steep or complicated roofs are often hard to see from ground level, which is where photos from the air and thermal images help.

If your home is one of the older ones in the streets near Church of St Mary the Virgin, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. Southchurch Hall lies about 3 miles south-west, so building around Little Wakering goes back a long way. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings. Take a building like Great Wakering Primary Academy: big roofs are where photos from the air and thermal images show the most at once.

Common questions in Little Wakering

Does a conservation area affect roof work in Little Wakering?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Little Wakering?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Is thermal imaging good for finding leaks?

Thermal imaging can help, alongside other checks. The results depend on conditions on the day. Where it cannot be pinned down, the report suggests a next step, like electronic leak detection.

How long will you be at the property?

That depends on the size and shape of the roof, but most surveys take about 1–2 hours for a house, and longer for a large or complex roof. The report is sent afterwards by email.

Which survey includes thermal imaging?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.
