Gutter survey in Courtsend
Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, frequently down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photographs. If you’ve noticed gutters that have fallen out of line and joints that drip after rain, a survey will tell you what’s going on.
Some older homes in villages like Courtsend are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
The report works through the roof section by section, from the coverings down to the gutters. You’ll see the good as well as the bad.

Your questions about gutter surveys in Courtsend
Does being near the coast affect roofs in Courtsend?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.
Will you come out to Courtsend?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
How experienced are you?
Over 20 years and more than 5,000 surveys, across London and South East England.
How much is a gutter survey?
Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, phone 07833 053749 or drop us an email.
How much time does the visit need?
For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.
Can you give me structural calculations?
No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.
What’s in the report?
It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
What happens on the day
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Cottages and farmhouses around Courtsend often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.

Advice
When to book a survey in Courtsend
Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.
A survey makes sense if you’ve noticed:
- Water spilling over the gutter edge
- Rotten fascias or stained soffits
- Joints that drip after rain
- Water backing up from a hidden gutter
Wherever the property is around Courtsend, the approach is the same: a careful look and a clear explanation.

Tips from our surveys
These tips come from what we see on roofs every week:
- Watch ceilings under valley gutters for fresh marks
- Check that downpipes are firmly fixed to the wall
- Leave gutter checks at height to someone equipped for it
- Watch for green marks down the brickwork
If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.
Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so ask for them to be included when gutters are cleared.
Gutter surveys around Courtsend
Courtsend lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For any home in Courtsend, it’s the small, early fault that is cheapest to put right.

What affects the cost of gutter surveys

- Whether it’s a home or a commercial building
- The height of the building and how the roof can be seen safely
- Any need for thermal images or a drone flight
- The package you choose: Basic, Standard or Premium
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.
Getting in touch
A few details help us suggest the right survey and price. When you contact us, it is useful to mention:
- Your postcode, so we can check access and travel

- What made you get in touch
- Your timetable, such as an exchange date

How the survey changes by roof type
Fascias and soffits
On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.
Lead-lined valley and parapet gutters
We check the lining, the joints and the outlets as far as they can safely be seen. Lead is also a target for theft.
Why act early in Courtsend
Climbing a ladder to look in the gutters yourself is risky. From the ground you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. We inspect as far as it is safe to see and put it in writing. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
