Flat roof survey in Courtsend

A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. Common reasons to book are standing water left after rain and dips that suggest the deck is deflecting, on mastic asphalt, single-ply membranes and upstands and outlets.

In a small place like Courtsend, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Keep people off the roof unless they need to be there
  • Check that new brackets or units haven’t damaged the covering
  • Clear roof outlets and gutters each autumn
  • Have the roof looked at again after a severe storm

Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.

Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.

What affects the cost of flat roof surveys

Prices always include VAT. The things that change the price are:

  • Basic, Standard or Premium
  • The shape of the roof and its details
  • Whether it is a home or a commercial building
  • How tall the building is and how easy the roof is to see

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We will tell you which package suits the questions you have.

What we need to know

To price your survey accurately, we’ll ask about:

  • Where the property is, with the postcode
  • Any stains, drips or damp patches you’ve seen indoors
  • Any deadline, like an exchange date
  • Why you want a survey: buying, a leak, a storm or new work

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or use the contact form with the details.

Courtsend: your questions answered

Is Courtsend within the area you cover?

Yes, Courtsend is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do roofs near the sea, like those around Courtsend, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Courtsend is within about 1 mile of the coast.

How many years has my flat roof got left?

There’s no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How do you inspect a flat roof?

Only where it’s safe to do so. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.

How long will you be at the property?

It usually takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. We will confirm the timing as you book.

What happens on the day

Once we’ve finished looking, we write up our findings as a photo-illustrated written report, emailed to you. As for time on site, most surveys take between one and two hours at a typical home, and more on a big or complicated roof. In a small place like Courtsend, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Preparing for the visit

  • If you’re buying, let the agent know when we are coming
  • Note where any stains or damp appear
  • For flats, check roof access has been agreed

Leave it or get it looked at?

A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. Where a roof is exposed, as many are in small places like Courtsend, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Honest limits

We only report what can be seen safely on the day, so there are some things a survey can’t cover:

  • The condition of the deck or insulation hidden under the covering
  • Structural calculations, which need a structural engineer
  • Asbestos testing, which needs a specialist asbestos surveyor

Flat roofs in Courtsend

Courtsend lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

In and around Courtsend, as anywhere, a roof is easiest to deal with when its problems are found early. Around Courtsend, each roof gets the same safe, thorough look, and the findings in plain words.
