Flat roof surveys for Dengie homes and businesses

Flat roof surveys for homes and businesses in Dengie

Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so please ring 07833 053749 or use the contact form with the address and an idea of the roof’s size. Typical surveys look at outlets that hold water back and failed seals around rooflight kerbs, on upstands and outlets, mastic asphalt and felt flat roofs.

Flat roofs on exposed homes in small places like Dengie take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report records the flat roof as we found it on the day. It’s useful right away, and a good reference for later.

What affects the cost of flat roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Extra roofs, like extensions, dormers or garages
  • The package you choose: Basic, Standard or Premium
  • The shape of the roof and its details
  • Whether it is a home or a commercial building

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

Helping us price your survey

A few details help us point you to the right survey and price. When you contact us, tell us:

  • What’s prompted the survey
  • The property’s address and postcode
  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures from the garden or a window, if you have them

Every survey is priced before it’s booked, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

Can I check my roof myself?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes about 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Dengie, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from the ground, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Before we arrive

  • Keep pets inside or away from the areas we’re looking at
  • Agree roof access with the managing agent if it’s shared
  • Dig out any old roof reports or invoices

Book a survey

A quick phone call is usually the easiest start: call 07833 053749 or use the contact form, and we will ask about the building and what you need. The price is agreed before a date is set.

Advice

Flat roof surveys in Dengie: local notes

Dengie is within about 3 miles of the coast, so there’s more wind and more salt in the air than further inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Older buildings in Essex often have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Take an older house close to Church of St James: the joins between later flat roofs and the old walls are where problems normally start. Landlords with a home close to Southminster station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Dengie is about 4 miles north-east of Burnham-on-Crouch, in Essex. Anywhere in Dengie, we can come and survey your property. Dengie is one of the places in Essex we cover. We also survey roofs in Chelmsford.

Different roofs, different checks

Mastic asphalt

Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. Our report notes crazing, cracks and any likely entry points.

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.

Why get it checked now?

Most flat roofs are out of sight, so they’re easy to forget. Owners frequently learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. In a small place like Dengie, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

What a flat roof survey does not cover

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • Whether the deck or joists are strong enough
  • Asbestos testing, which needs a specialist asbestos surveyor
  • Parts of the roof that aren’t safe to walk on or view

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and does not.

Questions from Dengie

Will you come out to Dengie?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a conservation area affect roof work in Dengie?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can you survey at the weekend?

Surveys run on weekdays, Saturdays and Sundays. To arrange a date, call 07833 053749 or use the contact form.

Is a flat roof survey the same as a building survey?

No. It’s a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and structural calculations need a structural engineer.

Is ponding on a flat roof a problem?

Water that lies on a flat roof for days is a sign that something needs attention. The cause may be the outlets, the falls or the deck. We check each of these and record what we find.

Which flat roof coverings do you cover?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We’ll tell you in the report.

What’s the best way to book?

To book, ring 07833 053749 or email us and tell us the address and what you need to know. We will confirm the price and agree a day with you.
