About our roof survey in Eastwick

Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. If you are worried about cracked mortar along the ridge and gutters that overflow in heavy rain, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Eastwick, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Why get it checked now?

A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, so you can compare it next time. Older cottages and farmhouses around Eastwick can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Roof by roof

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. That’s why we check them closely.

Questions from Eastwick

How do I find out if my home in Eastwick is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you come out to Eastwick?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

How long will you be at the property?

On site, it normally takes about 1–2 hours for most houses, and about three to four hours for a commercial roof. Report times depend on the package.

Can you survey at the weekend?

We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, phone 07833 053749 or email us.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Can you check whether my roof contains asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

For landlords and managing agents

We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the roof, with photos, useful for planning maintenance.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.

Before and after the survey

Small things make a difference. Our tips:

  • Mention any flat roofs as well as the main roof
  • Keep a record of damp patches and dates
  • Let us know about past leaks
  • Hold on to the report for future surveys

If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, so their quotes cover the same ground.

Look at your roof from ground level after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.

Roof surveys in Eastwick: local notes

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside plenty of post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live in an older home near Church of St Botolph, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Harlow Town station, the gap between tenancies is a good time to have the roof looked at. Take a building like Pemberley Academy: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Eastwick is about 2 miles north-west of Harlow, in Essex. In Eastwick, as across Essex, every roof gets the same careful survey. Our Essex coverage includes Eastwick and the places around it. We also survey roofs in Chelmsford.

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Around Eastwick, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photographs and recommendations.

Getting ready for the survey

  • Leave a clear route to the loft
  • Find any records of previous roof work
  • If the roof is shared, arrange access with whoever manages the building
