New roof snagging in Chadwell Heath: what you get

Roof work often leaves debris behind. We look for broken tiles, offcuts and nails left in gutters and on lower roofs, and for damage to other parts of the building. It is all recorded with photos. Debris left in gutters and valleys can block them and damage to lower roofs can let water through. It is easier to raise them while the job is fresh. If you are worried about cracked or slipped new tiles or slates and loose or badly finished ridge tiles, we can find out what’s behind it, on new-build homes, replacement roofs and ridges and verges alike.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, so a property in Chadwell Heath might be any of these. Whether you are buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the new roof, any defects and our written recommendations.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Tips that help

You do not need to be a roofer to help. What helps most:

  • Check that gutters weren’t left full of offcuts
  • Check lower roofs and walls after scaffolding comes down
  • Let your roofer know an inspection is planned
  • Check ceilings and the loft after heavy rain

Keep the report with any warranty papers from your roofer. It’s a dated record of the roof at handover.

Keep an eye on the roof and ceilings in the first months. Early signs are easier to raise while the work is recent.

How the survey works

The visit has one job: to see as much of the new roof as can safely be seen and record it clearly. Notes and photos go into the written report. It typically takes roughly 1–2 hours for a house, and about three to four hours for a commercial roof. In Chadwell Heath, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We ask what work was done and when it was finished.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. Where it’s safe, we check the loft, then look for debris or damage left behind.
  5. The snags are written up with photos for you to share with your roofer.

Preparing for the visit

  • If you are buying, check with the agent that we can get in
  • Note where any stains or damp appear
  • Clear the way to the loft hatch

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Why get it checked now?

A clear list of snags makes the conversation with your roofer easier. It keeps things factual. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

New roof snagging starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and which survey you book.

Your questions about new roof snagging in Chadwell Heath

Do you carry out roof surveys in Chadwell Heath?

Yes, Chadwell Heath is one of the places we work. The survey and report are the same in Chadwell Heath as anywhere else.

Does a conservation area affect roof work in Chadwell Heath?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Which parts of the roof does snagging cover?

Coverings, ridges, verges, hips, valleys and flashings are all checked, along with ventilation, gutters and the underlay at the eaves. We look for leftover debris and knock-on damage too.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Do you lift tiles to check the fixings?

No. We don’t open up the new roof so hidden fixings are not visible to us. The report says what could and couldn’t be seen.

Different roofs, different checks

Flashings

Flashings close the gap where the roof meets walls and stacks. We check how they’re dressed, fixed and pointed.

Ridges, hips and verges

Verges are easy to get wrong, so we look at them carefully.

Chadwell Heath homes and their roofs

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. Historic houses such as Hare Hall, about 2.9 miles east, show how far back building in the area around Chadwell Heath goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Controlled parking zones are common in London, so mention any permit rules for Chadwell Heath. For landlords with property near Chadwell Heath station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. The streets around a church such as St Chad's Church are often among the oldest in a place, and if your house is among the older ones nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
