How a gutter survey works in Upminster Bridge
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason, with photos and written recommendations. We survey on weekdays and at weekends. We’re frequently asked to look into dripping or leaking gutter joints and water spilling over the gutter edge, across fascias and soffits, downpipes and valley gutters.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.
Nothing in the report is left vague: where something needs attention, it says so plainly.

Why act early in Upminster Bridge
A written report gives you a dated record of the gutters’ condition, useful when you are planning maintenance or getting work priced. Without one, it is guesswork from the ground. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Roof by roof
Plastic (uPVC) gutters
Plastic can become brittle with age and split. We check joints, brackets and the line of each run.
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints as far as we can see them.
Landlords, agents and block managers in Upminster Bridge
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps with budgets and planning.
We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the gutter, with photos, useful for planning maintenance.
Should I look at the roof myself first?
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Your questions about gutter surveys in Upminster Bridge
Can parking be tricky for a visit in Upminster Bridge?
London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.
Is my home in Upminster Bridge listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Do you survey underground drains?
No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Will you go up on the roof?
Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where applicable.
Roofs, chimneys and gutters in Upminster Bridge
Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. About 2.3 miles north-west lies Hare Hall, a reminder of how long the area around Upminster Bridge has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
Living close to St. Andrew's Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. If you let a flat or house near Upminster station, a dated record of the roof is useful when planning maintenance across a let. If you run a business near The Mercury Mall, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

What happens on the day
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. In a London area like Upminster Bridge, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from the ground, windows, the loft and, where it is safe, the roof itself.
- You let us know where you’ve seen overflows, drips or damp.
