Gutter surveys for homes and businesses in Upminster

Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not carry out asbestos testing, but we flag anything that could contain it. We survey fascias and soffits, outlets and hoppers and valley gutters, and people most often book us about water spilling over the gutter edge and leaks at the gutter joints.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Upminster has one, it needs checking from somewhere that can actually see it.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Roof by roof

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run, so we check the outlets carefully.

Box and secret gutters

Box and secret gutters frequently cause leaks indoors. Outlets, linings and overflows are checked as far as access allows.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Prices for gutter surveys in Upminster

A few things affect what a survey costs:

  • Whether it is a home or a commercial building
  • The height of the building and how the roof can safely be seen
  • Extra roofs, like extensions, dormers or garages
  • The shape of the roof and its details

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Booking your survey

Before you get in touch, it helps to have:

  • Any deadline, such as an exchange date
  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them
  • Your postcode, so we can check access and travel

We confirm the price for your roof before you book, so you know where you stand. Our price is from £150, including VAT. To book, ring 07833 053749 or drop us an email.

FAQs for Upminster

Does a conservation area affect roof work in Upminster?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can parking be tricky for a visit in Upminster?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Do you survey at weekends?

Yes, weekend visits are possible as well as weekdays. Just phone 07833 053749 or send us an email to arrange it.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Roofs, chimneys and gutters in Upminster

Hare Hall, about 2.6 miles north-west, is one of the historic houses in the wider area around Upminster. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you own one of the older houses in the streets near Church of St Laurence, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Upminster Junior School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Upminster is about 2 miles east of Hornchurch, in Greater London. We visit Upminster as part of our work across Greater London, for houses, flats and commercial buildings. Our area takes in places right across Greater London, from the larger towns to small villages. For surveys nearby, see our London page.

Surveys in RM14 and RM11 are booked the same way as anywhere else. Streets in the area include Station Road, Latham Place and Deyncourt Gardens, all of which we cover. If you’re just outside Upminster, we cover Upminster Bridge (1 mile west), Cranham (1 mile east), Emerson Park (1 mile north-west), Hornchurch (2 miles west) and Puddle Dock (2 miles east). We also work in nearby towns like Shoreditch (14 miles west), Walthamstow (12 miles west), Hoxton (15 miles west), Whitechapel (14 miles west), Orpington (14 miles south-west) and Highbury (15 miles west).

What we are asked to look at in Upminster

Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.

Signs worth acting on include:

  • Cracked or loose downpipes
  • Gutters that have fallen out of line
  • Hoppers and outlets full of debris
  • Dripping or leaking gutter joints

If you look after a shop, office or commercial unit, for instance near The Mercury Mall, a dated report on the roof is useful for planning and for any lease discussions.

Choosing a roof surveyor

  • Are they insured for the work?
  • What they will not be able to tell you
  • How soon the report will arrive
  • How long they’ve been surveying roofs

What’s in a roof survey

Why act early in Upminster

A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Gutter survey starts from £150, including VAT.

How the survey works

Once we’ve finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, it normally takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

  • Unlock side gates and any roof access doors
  • Find any records of previous roof work
  • Jot down any questions you want answered
