Gutter surveys for Heath Park homes and businesses

Gutter surveys for homes and businesses in Heath Park

We carry out gutter surveys in Heath Park as part of our cover across London and South East England. We inspect everything we can see safely, from ground level, from windows and from the loft space. Time on site typically takes between one and two hours at most homes; commercial roofs usually need 3–4 hours. Afterwards, you get a written report with photos and recommendations. If you’ve noticed joints that drip after rain and fascia boards damaged by overflowing water, we can find out what’s behind it, on downpipes, outlets and hoppers and eaves gutters alike.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Heath Park are no exception. Shared chimney stacks and the lead around them are just as important to check.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Heath Park questions

Can parking be tricky for a visit in Heath Park?

It can be, so it is useful to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

I let a flat near Gidea Park station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Will the survey check for asbestos?

No, that’s a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

How long does a gutter survey take?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

Checking the roof from the ground

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

What a gutter survey looks like in Heath Park

The wider area around Heath Park has a long history of building, with Hare Hall about 0.8 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Heath Park is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For an older house near a landmark such as Saint Alban Church of England, its roof may have old fixings, lead flashings and chimneys that need a closer look. Homes near green spaces like Haynes Park can get more leaves in their gutters in autumn. For landlords with property near Gidea Park station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Tips that help

Small things make a difference. Our tips:

  • Keep climbers away from the eaves
  • Look for downpipes coming loose
  • Check the loft with care after heavy rain
  • Have gutters cleared at least once a year

You receive a photo-illustrated written report and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they know what needs doing.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Less debris means fewer blocked outlets.

Landlords, agents and block managers in Heath Park

Letting agents and landlords in Heath Park book surveys as well as homeowners. A report with photographs gives you a clear record of the gutter, which helps you plan work between tenancies.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

How the survey changes by roof type

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and crack. We check joints, brackets and the line of each run.

How the survey works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes an hour or two for a house, with bigger or more complicated roofs taking longer. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know as you book.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Getting ready for the survey

  • Agree roof access with the managing agent if it is shared
  • Dig out any old roof reports or invoices
  • Let us know about parking near the property

When you need someone else

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Rot or damp concealed behind fascias or inside walls
  • Blockages deep inside downpipes
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
