Gutter survey in Gallows Corner

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. Blocked gutters are easy to put off but it rarely improves. If you’ve noticed water backing up from a hidden gutter and joints that drip after rain, we can find out what’s behind it, whatever the roof.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Gallows Corner has one, it needs checking from somewhere that can actually see it.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What affects the cost of gutter surveys

Prices vary from roof to roof, and it comes down to:

  • Any need for thermal images or a drone flight
  • The shape of the roof and its details
  • The type of building, from a house to a block or an office
  • Building height and the viewpoints available

Prices quoted always include VAT, and the report is not charged as an extra. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

What helps most when you contact us:

  • Your timetable, such as an exchange date
  • Your postcode, so we can check access and travel
  • Where water is showing inside, if it is
  • The reason for the survey, such as buying, a leak or storm damage

To book a survey, call 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. We’ll confirm the price before you book.

Leave it or get it looked at?

A dripping joint or sagging bracket will not get better on its own. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

FAQs for Gallows Corner

Does a conservation area affect roof work in Gallows Corner?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will parking be an issue for a roof survey in Gallows Corner?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.

How long will you be on site?

It normally takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. You will know roughly how long when we arrange the visit.

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Just ring 07833 053749 or use the contact form for a price.

Does someone need to be in?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

Will you check if gutters are causing damp inside?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so the report covers what can be seen.

Gutter surveys around Gallows Corner

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 0.5 miles south lies Hare Hall, a reminder of how long the area around Gallows Corner has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you let a flat or house near Gidea Park station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Shop and office owners around The Mercury Mall may find that a dated report on the roof is useful for planning and for any lease discussions. If you live near a park such as Raphael Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

What a gutter survey doesn’t cover

It’s useful to know what a survey won’t do before booking:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • What’s behind fascias and inside walls
  • Blockages deep inside downpipes

If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey before booking. What a survey covers and doesn’t.

What we look at

  • Parapet and box gutters
  • Valley gutters
  • Eaves gutters
  • Fascias and soffits
  • Downpipes
  • Outlets and hoppers

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photos as we go and record our findings for the written report. Most visits take about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. In a London area like Gallows Corner, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it’s safe.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. You get a written report with photos and recommendations.

Getting ready for the survey

  • Have any paperwork from past roof work to hand
  • Leave side gates unlocked
  • Note where any stains or damp appear

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. The report records what could and couldn’t be seen.

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.
