Chimney survey in Puddle Dock
For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. You get photographs and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. We survey chimney breasts, shared and party-wall stacks and flaunching, and the problems we’re asked to look at most are lifted or split lead flashings and signs that a stack is leaning.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Puddle Dock with this kind of roof, the hidden gutter is one of the first things to check.
Where we can’t see part of the chimney stack, the report says so. You’ll know exactly what was inspected and what wasn’t.

Puddle Dock: your questions answered
Is parking a problem for a survey in Puddle Dock?
It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.
Do you survey roofs for landlords with property near Upminster station?
Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or drop us an email and let us know about the building.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.
Our stack is shared. Can you still survey it?
Yes. Shared stacks are common on terraced and semi-detached houses. We survey what we can see safely, and note anything that seems to involve next door.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Do you inspect the flue?
No. A flue inspection, sweep or gas safety check is a separate job. We check the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.
What’s the best way to book?
To book, phone 07833 053749 or use the contact form and let us know the address and what you need to know. We will confirm the price and agree a day with you.
Prices for chimney surveys in Puddle Dock
To price your survey, we look at:
- How many separate roofs there are, such as extensions, dormers and garages
- How complicated the roof is, with its valleys, chimneys and parapets
- The package you choose: Basic, Standard or Premium
- Commercial roofs and larger buildings
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.
Getting in touch
The more you let us know, the easier it is to price the survey. When you get in touch, it helps to mention:
- Any deadline, such as an exchange date
- Where any leaks, stains or damp patches show inside
- Whether there’s a loft hatch, a shared roof or tricky access
- What kind of property and roof it is
Prices start from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or use the contact form with the details.
When you need someone else
In fairness, a roof survey has limits:
- Whether the flue is safe to use
- A structural engineer’s assessment
- Gas safety checks, which need a Gas Safe registered engineer
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.
What this survey covers
- Lead flashings
- Shared and party-wall stacks
- Brick chimney stacks
- Chimney pots and cowls
- Chimney breasts
- Flaunching
Should I look at the roof myself first?
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Before and after the survey
Here are a few things we’d tell any owner, before and after a survey:
- Ask about consent before removing a chimney on an older property
- Have brackets on the chimney checked
- Check that disused chimneys can still breathe
- Use the report as a baseline for future checks
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.

Puddle Dock homes and their roofs
Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look. Hare Hall, about 4.1 miles north-west, is one of the historic houses in the wider area around Puddle Dock. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.
If you look after a building like The James Oglethorpe Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you look after a shop, office or commercial unit, for example near Ealing Broadway Centre, a roof report helps plan work around trading rather than after a leak. Landlords with a home close to Upminster station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What we do, step by step
Once we have finished looking, we write up our findings as a report with photographs, emailed to you. As for time on site, it typically takes about 1–2 hours for most houses, or half a day or so for a commercial building. In Puddle Dock, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when you book.
- First we talk through the stacks, their history and any problems.
- We look at every stack from wherever it can safely be seen.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- The report, with photos and recommendations, is emailed to you.
How to prepare
- Have any questions written down, so nothing gets missed
- Clear the way to the loft hatch
- Keep pets inside or away from the areas we’re looking at
